BIG JUICY BUILD-TO-SUIT
August 25, 2011
It was a tight squeeze, but the Missner Group's Glen Missner and Jess Knigge managed to find the perfect site and build out a 60k SF office/warehouse for Greenwood Associates in Niles. The producer of juice concentrates for dressings and beverages was looking for a site close to the northwest edge of the city, wanted to own its building, and required lots of specialty construction for its juice blending and holding tanks, automated filling lines, and cold storage. The $8M project required seven easements and an extension of water and sewer to the site. (Grape juice concentrate, all around, it's party time.) |
Missner had to build a 45-degree storage room as well as a sub-10 degree storage room (in case you ever want to test out a new winter coat), along with overflow tubs in case the giant tanks of juice inadvertently released product. The building is on a former parking lot behind a Grainger distribution center. Glen and Jess say the project is significant because it's one of the largest and most complex build-to-suits this year, and it's keeping manufacturing jobs in the Chicago area. |
