The College of DuPage has officially opened its new 188k SF Health and Sciences Center in Glen Ellyn.

Since growing to 31k students, the largest enrollment of any single-campus community college in the US outside of California, COD felt the need to consolidate several programs into one building, says HOK's Erik Andersen, design principal. The facility includes a 125-seat tiered lecture hall, a dental hygiene clinic, 36 labs (including anatomy and physiology with cadaver capabilities), and a simulated operating suite. The building is pending LEED-NC Gold cert. Sustainable elements include heat recovery wheels, design for daylighting, a reflective roof, recycled materials, and water cisterns.

Finance

Marcus & Millichap Capital Corp.'s Chad O'Connor has arranged a $26.5M refinancing package for the US National Archives and Records Administration National Personnel Records Center Annex Facility in Valmeyer, in southwestern Illinois. The property is a 399k SF office building built inside retrofitted limestone mining caves, which provide superior climate control for archival record storage.

Leasing

Podolsky Northstar CORFAC International's Corey Chase repped ownership in a lease to Master Shipping for 41k SF at 12500-12520 S. Lombard Lane in Alsip. Hardt, Stern & Kaynes' Joe Kayne provided legal counsel to building ownership. Cohen & Hussein's Edward Cohen repped the tenant.

Transwestern's Fred IshlerJoe StevensDan Svachula, and Zach Fox represented StoneCreek Properties in two leases totaling 34k SF at 387 Shuman Blvd. in Naperville. General Motors signed a 22k SF renewal and was represented by CBRE's Gary FazzioOur Children's Homestead inked a 12k SF lease renewal, repped by Tenant Advisors' Ted Lyon and Dave Ven Horst.

Brewer Investment Group has signed an 11-year lease for a full floor, 31k SF, at 303 E. Wacker Dr. to serve as the firm's corporate HQ. Corporate Site Selectors' Laurance Lewis  completed the transaction. Owner Franklin Street Properties was represented by J.F. McKinney's Mike Watts and Carey King, and Hines' Richard Oliva and Tom Darcy.

Lease transactions totaling 26k SF have been completed at an industrial/flex building at 2200 Ogden Ave. in Lisle. Podolsky Northstar CORFAC International's Adam Tarantur and Randy Podolsky represented building ownership. Air Cycle Corp. has completed a new lease for 14k SF of space. The tenant was repped by Nicolson, Porter & List 's Brendan HillProduction Plus Graphics has renewed its lease for 12k SF, represented by Schain, Burney, Banks & Kenny's  Bill Biderman.

Sales

Collier Bennett & Kahnweiler's Michael Adams and Darryl Silverman represented the Lake County Forest Preserve District in its purchase an office building off of Winchester Road just east of Route 45 in Libertyville. The $4.1M sale transaction closed last month; the seller was PNC MAC Pine Meadows III. The new facility will be used to consolidate eight of the District's offices and for future relocation of the Lake County Discovery Museum. NAI Hiffman's Michael FlynnJason Wurtz, and Art Burrows repped the seller.

Sperry Van Ness' Jeff Baasch closed three multifamily properties on the North Side of Chicago: 525 W. Armitage for $1.3 million in Lincoln Park; 1416 W. Fletcher for $815,000 in Lakeview; and 6237 N. Lakewood for $595,000 in Edgewater.

People

Lyle Patterson joined Jones Lang LaSalle as SVP responsible for suburban agency leasing in Chicago. Bringing 25 years of experience, Lyle will be based in the firm's recently opened O'Hare Plaza office. He was most recently with Romanek Properties, where he was director of acquisitions, charged with the development of brokerage relationships throughout the Midwest.

Susan Ahlert and Nancy Kozinski have been promoted to VP at ML Realty Partners. Susan joined ML in May 2003 and has been involved in leasing properties, overseeing the management of the Midwest portfolio, and handling  all insurance matters. Nancy joined in July 2007, works on the asset management team, and will expand her responsibilities to include the firm's Texas portfolio.

Grady Hamilton has been named VP and GM of Opus North's Chicago office. Grady is now responsible for pursuing CRE development and investment opportunities. He joined Opus North in 2005 and has since completed development of more than 650k SF of office space.

Management

Jones Lang LaSalle
 has been named the exclusive leasing agent for MetroWest, a 205k SF office building located at 55 Shuman Blvd.  in Naperville. Jones Lang has managed the property on behalf of building ownership since 2006. JLL's Jeff ShaySteve Flachbart, and Jamey Dix are directing leasing efforts at the property on behalf of the building owner, Windsor Realty Fund IV. MetroWest currently has 87k SF of office space available for lease.

RMK Management Corp. is leasing apartments at Parc Huron, a 221-unit luxury apartment building at 469 W. Huron in River North. The 21-story building offers one- to three-bedroom upscale apartment homes, parking, and a menu of luxury amenities. Hartshorne + Plunkard  served as the architect. Apartments range in size from 614 SF to 1,443 SF and in price from $1,842 to $4,057 monthly. Parc Huron is about 30% leased and began move-ins earlier this month.

Construction and Development

Principle Construction Corp.  has completed a 41k SF build-out project for Maysteel  at 1400 International Dr. in Park 94 in Mt. Pleasant, Wis. Principle's Mike Long was the project manager while Cornerstone Architects provided architectural services. The building is owned by HSA Commercial Real Estate.

Reed Construction has been selected to complete a 20k SF office build-out for Berlin Packaging's new corporate HQ at 525 W. Monroe. The build-out will include custom millwork, display walls, and custom acrylic signage as well as conference rooms, private offices, and an open office area. Reed's Bryan Kreuger and Jason Gunderson will oversee the project management. Eastlake Studios is providing the architectural services. Completion is scheduled for mid-summer.

The Berwyn City Council unanimously approved a redevelopment agreement for Luigi Paisan's Pizzeria. Owner Pete Fejzuloski plans to redevelop the building at 6226 Ogden Ave. and convert the former warehouse into the restaurant's main operation to serve the western suburbs. The City of Berwyn will use TIF funds to assist with build-out costs associated with converting the warehouse into a restaurant.

Company News

The @properties Friends and Neighbors Community Fund hosted its inaugural fundraising gala to raise money for four Chicago non-profit organizations: Lincoln Park Community Shelter, Urban Initiatives, Camp of Dreams, and  Street Level. The June 5th fundraiser was called Chicago Revealed: A Pursuit of Chicago's Hidden Treasures and more than 250 people attended. The Fund's next major fundraiser is its second annual golf outing on Aug. 23 at Silver Lake Country Club  in Orland Park.
