Lots of sold-and-then-busted condo units have gone apartment lately. But Foxford's Peter Brennan purchased the 52 unsold units in the 192-unit Van Buren Lofts at 1224 W Van Buren and then doubled down, paying the homeowners association fees while upgrading the units to higher quality than originally planned. Foxford is working with the Garrison Partners to market them, and five have sold in the past six weeks. Peter says FHA approval of the building is helping his sales and prompting some owners of the building's other 140 units to refinance. | |
The units (from 900 SF one-bedroom-with-dens to 1,350 SF two-bedroom-two-baths) are discounted, starting at $189k. With only a handful of new-construction condos available in the West Loop, the project has seen a lot of traffic, especially from UIC and Rush doctors. | |
