Leopardo's Rick DuPraw is seeing more frugality but also more opportunity in today's construction market. The GC has landed bids for five significant projects in the last few weeks, including the 121k SF Target and 20k SF DSW Shoe Warehouse at the Sullivan Center, 100k SF for a four-story build-out for Leo Burnett at 35 W Wacker, 60k SF for the Legal Assistance Foundation at 120 S LaSalle, and 26k SF for a downtown financial services firm. Rick says many clients are adding more employees and looking for higher density—ways to fit more workers in a smaller area. He hopes this trend will be an indicator of a loosening in the capital markets for commercial real estate. |
