The Boulder Group’s Randy Blankstein and Jimmy Goodman repped a Midwest developer in its sale of a 6,500 SF triple-net-leased property at 3010 S Kedzie Ave (at the intersection with West 30th St) for $3.9M to a California-based high net-worth buyer via a 1031 exchange. Bank of America has 11 years remaining on its lease.

Kudan Group’s Adam Salamon and Marcus Sullivan repped NCB Development in its sale  of Highwood’s 7,000 SF 444-450 Lakeview Ave, formerly the Shrimp Walk restaurant. Frank J. Bruni & Associates repped the buyer, Howard Hughes, which plans to open The Wooden Nickel Bar & Grill this summer. Marcus also repped the seller of Lincoln Square’s 1,400 SF Prix Fixe (4835 N Western Ave), who sold it to Mike Meier and Jannifer Laaback, repped by Cornerstone Commercial Partners’ Mike Bauer.

Newmark Grubb Knight Frank Capital Group arranged the $4.4M sale out of escrow of the 6,000 SF MB Financial Bank Building at 1620 N Milwaukee Ave to a partnership based in Illinois and California. It’s triple-net-leased for 15 years.

Strauss Realty sold the 32k SF retail and office building at 4401 W Lawrence Ave at the intersection with Elston Avenue.

Accounting and consulting firm BDO USA, repped by Howard Ecker + Co’s Howard Ecker and Pamela Parasugo, leased 33k SF in Prime Group Realty Trust and Five Mile Capital Partners’ 330 N Wabash for 11 years. And Law firm Patton & Ryan, repped by Studley’s Joe Learner, amended its lease in the building to move from 20k SF to 23k SF and extend its lease for seven years. PGRT, also the property’s manager, was repped internally by Steven Baron.

Benefit Express Services, relocating from Arlington Heights, leased 21k SF of office in Pearlmark Real Estate Partners’ Two Century Centre in Schaumburg. Transwestern’s Joe Stevens, Fred Ishler, and Zach Fox repped the landlord, and The J. Rich Co’s Rich Schulz repped the tenant.

Vornado’s Merchandise Mart Properties signed eight existing tenants to showroom expansions totaling 30k SF: Andreu World, AIS, Decca Contract, Exemplis, Magnuson Group, Momentum Textiles, Shaw Contract Group, and Teknion. 13 tenants renewed for 68k SF, including AIS, Decca Contract, Egan Visual, Global, Green Hides, Haworth, Krug, Nightingale Chair, Okamura Neutral Posture, Paoli, and Woodtronics. Eight new tenants also signed on for 22k SF, including Bush Business Furniture, CP Furniture Systems, Source International, and Wieland Healthcare.

Restaurant equipment parts supplier Parts Town—repped by Cushman & Wakefield's Jason West, Sean Henrick, and Michael Magliano—expanded from 64k SF to 103k SF in Meadows Business Park's 1150 N Swift Rd in Addison. C&W's Britt Casey and Mike Hawryluk repped the owner, a pension fund client of Lincoln Property Co affiliate Lincoln Advisory Group.

World Kitchen—repped by MB Real Estate’s Pamela Rose, David Kimball, and Jay Beadle—leased 55k SF of office space at 9525 W Bryn Mawr Ave in Rosemont’s Columbia Centre III. Saletta Commercial Realty’s Tom Saletta repped the landlords, White Oak Realty Partners, Pearlmark Real Estate Partners, and Angelo Gordon.

The American Health Information Association, repped by Studley’s John Goodman and Tiffany Winne, renewed 35k SF at 233 N Michigan Ave. Colliers’ Drew Neiman and Christy Domin repped the landlord, CommonWealth.

Paine/Wetzell/TCN Worldwide completed the following leases:

  • Revolution Foods leased 15k SF at 1501 S Blue Island. Edward Wabick, Terry Lynch, and Jeff Girling repped the landlord, Testa Produce.
  • Brown Paper Goods leased 27k SF at 3630 Burwood in Waukegan’s Amhurst Lakes Business Park. Whit Heitman, Sam Badger, and Brad Weiner repped the landlord, Prudential. CBRE’s Ryan Bain repped the tenant.
  • Quest Software leased 19k SF in Deerfield’s 975 Weiland, reducing its footprint there while also consolidating its 2300 Barrington Rd (Hoffman Estates) location into this one. Elise Couston and Brad Weiner repped the landlord, Deerfield & Weiland, and Studley’s Kevin McLennan and Richard Schuham repped Quest.
  • Outsource Telecom, repped by Phil Reiff Sr and Jr, leased 1,128 SF in in Des Plaines’ 2800 S River Rd. Marc Realty’s Ron Kessler repped the landlord.

Cawley Chicago completed the following leases:

  • Terry Grapenthin and Josh Hearne renewed Factory Motor Parts for 7,000 SF in Joliet.
  • Josh Hearne leased three units totaling 4,800 SF at Hodgkins’ 6880 River Rd.
  • Caroline Sullivan and Tracy Albrecht repped the landlord in 2,600 SF of office leasing at Willowbrook Corporate Center.

FINANCING

HFF’s Mike Kavanau and Steve Skok arranged financing for McCaffery Interests and Canyon Johnson Urban Funds for The Roosevelt Collection (400k SF of retail, 342 multifamily units, and a 1,500-car garage), which delivered in ’09 at 150 W Roosevelt in the South Loop. The borrowers have rights to develop another 1,158 multifamily units.

Walker & Dunlop (led by Carolyn McMullen) provided $13.2M in permanent refi loans via HUD’s Section 232/223(a)(7) program for two 149-unit affordable assisted-living properties: Aurora Supportive Living Facility and Rockford Supportive Living Facility.

CONSTRUCTION & DEVELOPMENT

ARCO/Murray National Construction Co completed a 15k SF buildout for Netgear at Naperville Woods’ 1000 Warrenville Rd. Brad Dannegger was project executive and Chris Niedhammer project manager.

Morgan/Harbour Construction broke ground on a 33k SF office and hangar for Atlantic Aviation at 1001 S Wolf Rd at Wheeling’s Chicago Executive Airport. Ben Warriner was project exec, Josh Peters the project manager, and John Chengary project superintendent. Ware Malcomb Architects and Jacobs Hefner (civil engineering) are also involved in the project, to deliver late fall.

McShane Construction will build The Community Builders, The Granite Cos, and Ujima’s 90k SF Oakwood Shores Terrace Apartments and Mercy Medical Center (first two floors). The mixed-use, mixed-income project at 3753-3755 S Cottage Grove Ave in Bronzeville is part of the Chicago Housing Authority’s Plan for Transformation. NIA Architects and Stull and Lee did the design work. It’ll deliver in May 2013.

J.C. Anderson completed a 7,800 SF interior buildout for Bang & Olufsen, which is relocating its national sales office from Arlington Heights to Deerfield’s ArborLake Centre (1751 Lake Cook Rd). Thomas Bean was project exec and Dan Burnette project manager. Interior Design Group designed the project.
