CB Richard Ellis represented Baker Hostetler in its entrance into the Chicago market, with a 19k-SF lease on the 31st floor of 191 North Wacker Drive. The firm took occupancy of the new space, a sublease from law firm Drinker Biddle & Reath, in November. CB?s Cal Wessman and Todd Lippman represented Baker Hostetler, while Studley's Tiffany Winne negotiated on behalf of Drinker Biddle.

Crum & Foster, the national property and casualty insurance group, has signed a long-term lease for 17k-SF of office space at 1 S. Wacker Drive. Cushman & Wakefield of Illinois' J. Frank Franzese,Steven Bauer, and Natalie Tadin completed the transaction on behalf of C&F. The 40-story Helmut Jahn-designed building is owned by TIAA-CREF. C&F will occupy the building's 13th floor.

GSA negotiated and awarded a new lease agreement for the Department of Health and Human Services? Chicago office. The 10-year firm term lease was awarded to Parkway Properties, LLC. Since Parkway is the current lessor, HHS will continue to be housed at Two Illinois Center, 233 N. Michigan Avenue. The lease totals 184k-SF of space on six floors and includes 21 parking spaces. Upon the completion of renovations to its space, the new lease will commence in the winter of 2010. GSA's Clair Jones managed the procurement. Jones Lang LaSalle repped the government in the procurement process.

Draper & Kramer's Dan Stratis and Joe Kunst represented ownership in several deals, including a 5k-SF lease for Anytime Fitness in Glendale Heights, a 2k-SF space for RSV Invitess in Mokena, a 766-SF lease for Leonidas Chocolates, a 2k-SF space for Arbe Nail Spa, a 6k-SF space for Rainbow Shops, and a 4k-SF space for Ashley Stewart, all in Chicago.

Colliers Bennett & Kahnweiler's Jack H. Rosenberg and Frederick L. Regnery represented Ulta Salon and Cosmetics in a 291k-SF lease renewal / extension at 1135 Arbor Drive in Romeoville. The owner, UBS was repped by Nicolson Porter & List's Adam Stokes.

Robert Morris University has signed the largest lease to date in 2009 in the Chicago CBD, a 323k-SF lease expansion and extension at 401 South State Street. The school expanded by 39k-SF, doubling in size since its move there in 1998. Studley's Joe Learner represented Robert Morris. The ownership group of 401 South State Street was represented by its managing partner Anvan.

Rosemont Corporate Center, a new office building being developed in Rosemont, is adding a tenant. The building, developed in a partnership between the Chicago office of Ryan Companies US and Oak Brook-based The Harp Group, leased 7k-SF to Skyline Advanced Technology Services in the 119k-SF office building, bringing it to 85% leased. The building will be ready for occupancy by mid-2010. The new four-story building was designed to LEED Gold.
Architecture
HOK announced that construction has started on its new 275k-SF Beavercreek Medical Center. Designed by members of its Chicago-based health care practice, the $135M greenfield hospital will occupy a 22-acre site in the Dayton suburb of Beavercreek, OH. The new building will incorporate a "town square" concept and feature retail shops, coffee bar, and an interior skylight courtyard. The team working with HOK includes: Program Manager Navigant Consulting; Construction Manager Danis Construction; and interior designer Jain Malkin. The project is scheduled to be completed in early 2012.

Kevin Rocio joined Marcus & Millichap, bringing more than 20 years of real estate experience in the mortgage, lending, and development arenas. He led the sales and marketing efforts in the sale of more than $91M of residential units.

Scott Kulberg has been promoted to senior managing director at the Chicago office of Studley, which he joined in 2000; for the past three years, he's ranked as one of the office's top 10 producers. Scott specializes in the development and implementation of strategic real estate solutions including the acquisition and disposition of real estate assets and lease negotiations. He is a graduate of Miami University of Ohio.
Sales
Colliers Bennett & Kahnweiler's Michael C. Adams and Anne R. Dempsey represented a private owner in the sale of a 9.49-acre land site and 35k-SF former Chevrolet car dealership at 1100 E. Golf Road, Schaumburg. The buyer was Bob Rohrman Auto Group.
Management
Caremark Towers, owned by a joint venture of Fulcrum Asset Advisors LLC and Angelo Gordon & Co, and managed by Colliers Bennett & Kahnweiler, has earned the EPA's ENERGY STAR qualification, signifying its energy performance rates in the top 25% of facilities nationwide. Caremark is a two-building, 370k-SF office complex located at 2211 and 2215 Sanders Road in Northbrook. Upgrades included elevator renovations, LED lighting, and re-landscaping the exterior.
