Awards and Recognitions

The U.S. Green Building Council recognized seven of its nearly 80 local chapters with Annual Chapter Awards of Excellence last month in Phoenix at its Greenbuild International Conference and Expo. The Community award, recognizing a chapter for its efforts to expand the green building community within its area, was awarded to the Chicago Chapter for its work on the Urban Open/New Horizons Community Garden project, a collaborative effort with high school students, community members, and local volunteers on the design and construction of a sustainable, indoor/outdoor facility in Chicago?s East Garfield Park. The Chicago Chapter also received an honorable mention in the Education large chapter category.

BOMA/Suburban Chicago  announced that member building Continental Towers in Rolling Meadows, managed by Prime Group Realty Trust, is the first suburban building to earn the BOMA 360 Performance Program designation. GM Catherine Carlson and her management team earned the award. Continental Towers is one of only two in Illinois to achieve the designation; the other is 330 N. Wabash in Chicago, also managed by Prime.

The Ryan Co.'s R. Lynn Treat has been installed as the 50th Chairman of the Board of Directors of the Builders Association of Chicago for 2010. Last year, Lynn served the association as its vice chairman. He succeeds  John Russell, Chicago president of W.E. O?Neil Construction Company. Lynn has served on the board of the Builders Association since 2005. Notable projects in which he has been involved include: Deere & Company World HQ, Delta Dental of Illinois Corporate HQ, and Wheaton Christian Grammar School.

 

Leasing

Health Care Service Corporation has signed a 16-year agreement to lease approximately 230k-SF of space in its headquarters building at 300 E. Randolph to Baker & McKenzie. The Lease Agreement was signed on Dec 16, 2009, with commencement on Dec 1, 2012. Baker & Mackenzie will occupy 7.5 of the 18-floor vertical expansion of the building. Jones Lang LaSalle's Bill Roger s and Steve Steinmeyer represented Baker & McKenzie.

Sunsetters Volleyball Club  leased 26k-SF of warehouse space at 1000 Davey Road in Woodridge.  Lee & Associates of Illinois' Jeff Galante and Brian Vanosky  represented building ownership, Bridge Development Partners, and Summit Commercial Realty's  Murray Karbin represented the tenant.

Lee & Associates of Illinois' Chris Nelson  represented Capital Metal Products in the leasing of 19k-SF of warehouse space located at 485 Thomas Drive in Bensenville. Darwin Realty's Joe Bronson repped building ownership, RREEF.

Pillow Factory leased 11k-SF of warehouse space at 750 Tower Rd in Mundelein. Lee & Associates of Illinois' Mike Prost  and Sergio Chapa  repped building ownership, Venture One Real Estate, and Newmark Knight Frank Epic's Joel Friedland repped the tenant.

Del Monte Corporation leased 209-SF of industrial space at 501 Steward Road in Rochelle. Lee & Associates of Illinois? Jeff Janda and Jim Planey represented building ownership, ProLogis.

Hubbell Lighting, Inc. leased 83k-SF of industrial space at 1455 Sequoia Drive in Aurora. Lee & Associates of Illinois? Jeff Janda  and Michael Androwich represented building ownership, IDI, and  USI Real Estate Brokerage Services Inc. represented the tenant.

Paine/Wetzel ONCOR International completed a 103k-SF industrial lease extension and expansion for USA Blue Book at 3781 Burwood  Drive in Waukegan. Paine/Wetzel's Whit R. Heitman represented the landlord, Prudential Financial. Colliers Bennett & Kahnweiler's Jack H. Rosenberg  represented the tenant.

Alter 360, the turnkey brokerage affiliate of The Alter Group, has transacted a 6k-SF lease for Metalco Fence & Railing Systems,  a division of Atlantis Products, at 586 Territorial Drive in the Estancia Executive Centre of Remington Lakes business park in Bolingbrook. Alter 360's Kristian Lee, repped Atlantis Products. Darwin Realty's Adam Haefner represented the building's ownership. 

 

People

Jeanne Peck has joined @properties Institutional Services Group as director. Jeanne will be responsible for receivership, asset preservation, property management, and development services. Prior to joining @properties, Peck was VP of finance at Chicago-based Fifield Companies, a national developer of high-rise apartment, condominium and office towers. She is a graduate of the University of Illinois at Urbana-Champaign and earned an MBA from DePaul's Kellstadt Business School.

MB Real Estate . . .

David Burkards  and Konstantine Sepsis have been promoted to VPs of Corporate Service.  Joining MB Real Estate in 2002, David clients include American Cancer Society, Astellas US, Piper Jaffray & Co., Sonoma Partners, and Builders Bank. Konstantine has been a member of MB Real Estate since 1997, and has negotiated deals for clients including Terracon Consultants, BridgeNet Solutions, Ghafari, Office of the Illinois Appellate Defender, and OK Magazine.

Kyle Robbins has been promoted to Assistant VP of Corporate Services. Robbins, who joined MB Real Estate in 2007.

Mike Hull, founder of Chicago based tenant rep and office brokerage firm The Mike Hull Company, joins MB as SVP of Corporate Services. Hull has completed in excess of $2 billion in negotiations during his career, working with national clients such as AT&T, Motorola, and United Airlines. After graduating from Loyola, Hull began his real estate career in 1982.

Kathleen Bertrand and Edward McKim have been promoted to the position of VP of Leasing Services. Previously a leasing rep, Kathleen has been with MB Real Estate since 2005. She is part of the team that directs all day-to-day leasing activities at Michigan Plaza, a 2M SF, two-building complex. Edward was also promoted from the position of leasing rep. He's responsible for marketing and leasing several office buildings in MB's portfolio, including One North Dearborn, One North LaSalle, 200 West Jackson, 360 North Michigan Avenue, and 224 North Des Plaines.

Vickie Onesti  has joined as VP of Corporate Development. Vickie will lead national business development and relationship management for MB Real Estate's Corporate Services & Tenant Advisory and Asset Management & Leasing groups as well as the company's Development Services, Project Management, Construction Services and Investment Services groups. She was previously a commercial broker at UGL Equis in Chicago and was primarily involved in local and national biz dev. She attended DePaul.

 

Sales

Tony's Finer Foods  purchased a 141k-SF warehouse building at 1200 Bryn Mawr Avenue in Itasca.  Lee & Associates of Illinois? Jeff Janda and Jim Planey repped building ownership, International Airport Centers, and Grubb & Ellis' Matt Mulvihill repped the buyer.

Morgan Realty Partners' Bill Waliewski  has completed a 49k-SF industrial sale in the Madison Business Park at 7350 S. Madison in Willowbrook on behalf of Pirrello Digital Imaging. Pirrello was previously located in another facility within Willowbrook. Bill repped Pirrello Digital Imaging in the sale transaction. CBRE's Brett Kroner and Traci Buckingham represented the seller, Lab Source.

Inland Real Estate Brokerage announced the sale of a 5k-SF office building in Fox Mill office complex in St. Charles. The standalone building at 4N645 School Road, just south of Route 64, sold for $750,000. The property was purchased in  all cash by a local industrial business owner who plans to use the building as a sales HQ. The seller was a trust. Inland's Paul Montes and Eric Spiess repped both parties. The building includes an 800-SF basement and on-site parking.

A joint venture between two suburban-based real estate investment firms has acquired two adjacent industrial buildings totaling roughly 40k-SF near Lambs Farm in north-suburban Green Oaks. Cushman & Wakefield's Ken Szady and Jim Carpenter  completed the sale on behalf of the seller, Citibank. The buyers, Annenberg Investments,Ltd., and Moyer Properties, LLC  paid $1 million for the two buildings, which are located on a combined 5.3 acres at 14100 and 14101 W. Lambs Lane, just east of Interstate 94 at Route 176. Ken and Jim are currently marketing several additional REO commercial properties throughout the Midwest, including the 850k-SF Charlestowne Mall  in northwest suburban St. Charles.

A 27k-SF industrial building in west suburban Elmhurst has sold for $1.4 million in a deal brokered by Cushman & Wakefield's Sean HenrickJason West, and Michael Magliano. The brick masonry building, located at 817 N. Church Road near Interstate-290 and state Route 83, was purchased by Addison-based AR Industries, a machine tool manufacturer. The seller, represented by Cushman & Wakefield, was Progressive Properties, Inc.

The Chicago office of Sperry Van Ness has exclusively represented the Chicago Association of Realtors in its acquisition of office space for its new north side facility at the Green Exchange Development at 2545 W. Diversey in Chicago. Sperry Van Ness'Wayne Caplan and Scott Maesel represented CAR. The landlord, a subsidiary of Baum Development, was represented by Baum Realty Group's Phil Baugh. CAR, which will use the location for both classroom and office space, expects to be able to take occupancy of this new 5k-SF space, by the middle of 2010.

 

Construction

Reed Construction completed a medical build-out at Rush University Medical Center at 1611 W. Harrison in Chicago. Reed's Tom Schlueter  led the build-out, which included the installation of waste piping and steel re-enforcements for future tenants at the building. Proteus Group provided the architectural services. The project was completed on-time within a four-week schedule without interruption to the facility?s operations.

Leopardo was awarded the $9.5 million contract to build out the new 101k-SF Chicago campus for Adler School of Professional Psychology  at 1 N. Dearborn St. Beginning in February and finishing in August 2010, the build-out will feature a private ground floor lobby entrance as well as high-tech classrooms and administrative space on the 15th and 16th floors. The build-out will be seeking LEED-CI Silver. Leopardo is serving as the general contractor with OWP/P Cannon Design as the architect. ConopCo is the project manager.

ARCO/Murray National Construction Company will break ground on January 4th on a new 265-car parking garage for the city of Elmhurst at 175 W First Street. The structure is pre-cast and will feature thin brick inlay. ARCO/Murray's Brad Dannegger  is the project executive with Leonidas Stellakis as the lead Project Manager and Daniel Bick as the project engineer. Devcom Realty Investment's David Hollingsworth and NAI Hiffman's Dan Hiffman aided the city in the purchase of the property.
