CONSTRUCTION NEWS *** Ryan Cos is developing and constructing a 100-unit, affordable seniors apartment community in Gurnee, further expanding the Thomas Place brand it has established in Illinois. The $25.4M project is the third in the Northern suburbs for Ryan and its JV partner Jim Bergman. The site will be ready for occupancy in spring 2012. It will include a common area in the center between two residential wings, 152 parking spaces, and an onsite management team. *** ARCO/Murray National Construction Co completed an 86k SF build-to-suit for Crothall Laundry Service at 9905 S 13th Street in Oak Creek, Wisc. The facility includes 78k SF production space and 7,000 SF of mezzanine/office space. The project is pursuing LEED and anticipates cert by late summer 2011. ARCO/Murray's Brad Dannegger was the project executive and Elliot Mata was the lead project manager. *** ARCO/Murray National Construction Co completed renovation of a 74k SF medical manufacturing facility and office HQ for Corpak Medsystems. The manufacturing facility in Buffalo Grove will serve as their new international headquarters. The renovation included approximately 21k SF of office with executive suite, 8,000 SF clean room, 2,500 SF clean room packaging area, 1,500 SF R&D Lab, Hazmat storage area, and warehouse storage with T5 lighting and upgraded ESFR sprinkler system. ARCO/Murray's Joseph Pomerenke was the project executive with Patrick Aylward as the lead project manager. SALES NEWS *** Cawley Chicago Real Estate's Dan Cawley, Terry Grapenthin, and Josh Hearne represented KTR Capital Partners in the re-structuring of a long-term lease and the sale of 3920 Enterprise Ct in Aurora. Box manufacturer Cano Container leased the 175k SF manufacturing and distribution facility. *** Brennan Investment Group acquired and leased back a 96k SF building at 11225 Heather Ave in Milwaukee to Integrated Filing Solutions. The Dickman Co's Sam Dickinson represented Integrated Filing. *** A 7,200 SF building net-leased to Davis Automotive in Naperville, was sold for $1.6M. Marcus & Millichap's Michael Marks and Evan Halkias represented the seller and buyer. The deal included two separate parcels, totaling just under one acre. *** Marcus & Millichap's David Maling, Chris Maling, and Nicholas Kanich repped the seller of a 7,296 SF mixed-use property at 9017 S Cottage Grove. The three-retailer, four-apartment building sold for $190k. Nicholas and Prestige Partners Real Estate's Dennis Brim repped the buyer, a private investor. The building was in need of rehab, which the buyer plans on completing with renovation funds from his lender on the property, Wells Fargo. *** Kudan Group's Jim Martin represented the sellers, Evan Budin and Shawn Wedde, of The Shire Public House at 3318 North Lincoln Ave. Lakeview pub-goers will soon have an upscale beer bar to add to their list of neighborhood favorites.
