The Streets of Woodfield, Schaumburg

KF Schaumburg—repped by HFF's Daniel Kaufman, Matthew Lawton, Jim Batjer, and Barry Brown—sold the 700k SF Streets of Woodfield at 601 N Martingale Rd in Schaumburg to Arrow Operating Acquisitions. HFF's Trey Morsbach and Tim Joyce also arranged a $100M, four-year, adjustable-rate acquisition loan through CIBC World Markets. The shopping center is 98% leased to tenants like Whole Foods, Crate & Barrel, Dick’s, and Carson Pirie Scott. It also has a 20-screen AMC Theatre and the LegoLand Discovery Center US flagship.
BIG DEAL!
Kohlberg Kravis Roberts & Co acquired the 1.5M SF Yorktown Center super-regional mall, which opened in '68, for $196M. It sits on 130 acres and has more than 150 stores. YTC Pacific (Pacific Retail Capital Partners, Collarmelle Partners, and Peter Fair's Continuum Partners) co-invested and will manage operations.

CB Richard Ellis Realty Trust bought a 1.4M SF warehouse on seven acres in University Park that's leased through August 2021.

Standard Market bought the three-acre former Frank's Nursery & Crafts at 1520 Aurora Ave in Naperville for its second Chicago store. Inland Real Estate Brokerage & Auctions' Paul Montes and Eric Spiess repped the buyer.

A Chicago financial institution—repped by Baum Realty Group's Danny Spitz, Greg Dietz, Doug Renner, Steve Schwartz, and Tim Driver—sold the 11k SF Cooper's Hawk Winery & Restaurant next to the Westin North Shore Hotel in Wheeling to an Arizona investment group for $3.3M.

Podolsky Northstar Corfac International's Randy Podolsky and Adam Tarantur sold 27W021 St. Charles Rd in Carol Stream on behalf of American Bank & Trust Co. It's a three-acre contractor’s yard with two buildings totaling 6,000 SF.

Building Equity arranged the short-sale of a seven-unit failed condo conversion at 1521 W Irving Park in Lakeview for $1M.

The owners of Wrigleyville's Merkle's and Lincoln Square's Bad Dog Tavern bought Riverview Tavern at Roscoe Village's 1958 W Roscoe. Kudan Group's Marcus Sullivan repped the seller, and colleague Jim Martin repped the purchaser. Marcus also negotiated the sale of 1132 W Grand Ave in West Town, where Matthew Valkenburgh and Yamandu Perez (owners of Zak's Place in Hinsdale) will open a gastropub called Two. And Kudan Group’s Adam Salamon negotiated the sale of La Amistad Mexican restaurant at 1914 W Montrose, which will re-open in May.

 

LEASING
 

Three leases with existing tenants bring three of Duke Realty's properties to 100% occupancy:

  • WinCup, repped by Taurus Realty's Marat Safir, renewed 150k SF in 1250 Carolina Dr in West Chicago. Duke's Susan Bergdoll worked on the deal.
  • Susan also signed Birger Christensen to a 37k SF renewal at Hillside's 4160 Madison St.
  • Niven expanded by 63k SF to 218k SF in Carol Stream IV at 815 Kimberly. Colliers' David Bercu repped the tenant, and Lee & Associates' John Cassidy and Ken Franzese worked with Duke's Ryan O’Leary.
 
CONSTRUCTION
 
City Winery Chicago
Construction on City Winery Chicago at 1200 W Randolph St in the West Loop is under way. The refrigerated-food warehouse built early in the 20th century is being renovated, and a two-story, 5,000 SF addition will go up in the courtyard with a 30-foot-high glass curtain wall. The 33k SF facility will open in August. Summit Design + Build’s David Brown and Chuck Schmidt will oversee construction of the Christopher Warnick Architecture and Phillip Katz Project Development project.

Krusinski Construction Co installed a 52-foot, 125-pound sterilization chamber for Sterigenics in Willowbrook. Julius Kwasek of Kwasek Architects provided design services.

ARCO/Murray National Construction Co completed a 30k SF renovation for US Cellular at 100 Mittel Dr in Wood Dale. Mike Gaw was project manager and Chris Niedhammer the project executive.

J.C. Anderson completed a 12k SF interior buildout for Jackson Lewis' expansion in the Smurfit-Stone Building (150 N Michigan Ave). Joe Maguire was the project manager and Bob Hickey the project superintendent. Gensler Architects and Studley were also involved.

J.C. Anderson will also do a 50k SF buildout for DePaul University's College of Commerce at One E Jackson. Steve Boulukos will lead the team. Vasilko Architects & Associates also worked on the project, which will deliver this summer.

Jane Robins
Jane Robins joined Cushman & Wakefield's industrial team as senior director from Arthur J. Rogers & Co.
 
June McCrory
The Missner Group hired June McCrory as VP of property management to oversee the firm's 2M SF portfolio. Previously, she worked for Duke Realty, and she's also worked for Grubb & Ellis, Sears, RREEF, and Hines.
 
Steven Rogers
Morgan / Harbour Construction hired Steven Rogers as senior project manager. Previously, he held the same position at Krusinski Construction, and he's also worked at Leopardo and Pepper Construction.
 
David O'Keefe
David O'Keefe joined Schain Burney, Banks & Kenny as partner. His primary responsibility is servicing clients' tax needs. He has a law degree from Loyola.
