David tells us rising demand in Class-A buildings has left only limited options for large users. But B and C properties are still soft because tenants want more: parking, conference and common space, and electrical and HVAC power (and toss in free puppies). Some tenant companies are growing but often as the result of consolidations, like BMO Harris, which recently leased 330k SF in Naperville to bring together Milwaukee and Chicago operations, David tells us. Still, there are stories of organic local growth among office users like Millennium Trust, a financial services firm that started out in 5,000 SF 10 years ago.
