Catalog company Colony Brand leased a 427k SF distribution building at 1615 Commerce Dr in Sun Prairie, Wis. The transaction was handled by SVP Gerry Norton and associate Andy Lubinski in Binswanger's Minneapolis office.

FINANCING

George Smith Partners arranged $18.9M in financing on behalf of Pheasant West for the refi of its 200k SF office building at 7974 UW Health Ct in Middleton, Wis. (above), currently leased by the University of Wisconsin Medical Foundation. The loan, provided by a Florida-based lender, has a 10-year term, 8-year fixed rate of 4.65%, and a 20-year amortization.

NorthMarq VP Erik Kunz and AVP Chris Leggee secured $2.5M in financing for the redevelopment of Southpoint Plaza at 635 Chicago Ave in Evanston, which will include Walgreen's first "net zero energy" retail store in the nation, opening in late November. Using various green technologies, the new store is projected to produce more energy than it consumes and the company hopes it will achieve LEED Platinum status.

CONSTRUCTION & DEVELOPMENT

Related Midwest topped off 111 W Wacker Dr, its new 504-unit, 60-story apartment tower that will open in summer 2014. Related acquired the site in 2011 and resumed construction on the concrete shell (originally the site of Waterview Tower, the Shangri-La Hotel, and luxury condos) in October 2012.

EXECUTIVE MOVES

Urban Innovations promoted Monica Makin to VP of acquisitions and asset management, leading both teams within the company's affordable housing division. Prior to joining Urban Innovations in 2011, Monica was with National Fund Equity and Homestead Capital in Portland, Ore. She received her JD from the University of Oregon and BA in criminal justice from the State University of New York at Albany.

Industrial specialist Michael Mangan joined Studley's Chicago office an associate director. He will work with senior managing director Bruce McConnell to build the company's industrial presence in the Midwest, with a primary focus on Chicago. Michael was previously senior associate of CBRE's industrial properties group.

The Wrigley Building received The Real Estate and Building Industries Council of Landmarks Illinois 2013 Award. The ownership consortium is led by BDT Capital Partners and includes Zeller Realty Group, as well as Eric Lefkofsky and Brad Keywell personally, as minority investors.

CBRE's Interface showroom project was awarded LEED for Commercial Interiors Platinum certification. Significant achievements include a 48% reduction in lighting power density by using natural light and an efficient layout and fixtures and a stand-alone HVAC unit to promote energy optimization.
