Leasing

HSA Commercial Real Estate closed its first lease transaction at its Park 94 at Mt. Pleasant.  Wisconsin-based Maysteel LLC has leased 41k-SF of space in Building 2 at 1400 International Drive, taking occupancy in early 2010. The Dickman Company's Sam Dickman represented Maysteel, while Colliers Bennett and Kahnweiler's David BercuDavid Liebman, and Brendan Green repped HSA.

Handy Button Machine Company leased 16k-SF of industrial space located at 11-29 E. Hintz Avenue in Wheeling. Lee & Associates'Rick DelisleMike Prost, and Sergio Chapa represented building ownership, AMB Property Corporation, and Newmark Knight Frank Epic's Joel Friedland and Ryan Phillips represented the tenant.

Hercules Tire & Rubber Corp leased 60k-SF of warehouse space at 3710 River Road in Franklin Park. Grubb & Ellis' Matt Mulvihill repped ownership, KTR Capital, and Lee & Associates' Chris Nelson represented Hercules.

Lee & Associates' Michael Androwich  represented Midwest Restoration in the leasing of a 25k-SF industrial building at 1180 Douglas Road in Batavia. Lee & Associates'  Nick Eboli  represented building ownership.

AMB Corp. represented themselves in the renewal and expansion of Maines Paper & Food Service's lease at 6405-6425 Muirfield Drive in Hanover Park. Lee & Associates' Justin Fierz  and Brian Vanosky repped Maines.

Paine/Wetzel ONCOR International completed two industrial lease transactions totaling more than 16k-SF in Chicago?s downtown and suburbs.

  • DC Telecommunications is relocating from Itasca to an 11k-SF facility located at 3029 N. Rockwell Street in Chicago. Paine/Wetzel's Rodger D. ChenoreTerence K. Lynch,  and Jeffrey Girling represented the landlord, Gold Chicago Realty, LLC. The tenant was represented by NAI Hiffman's Jay Maher.
  • G.W. Thiel, a contracting firm, signed a new lease for 5k-SF lease at 2872 Corporate Parkway in Algonquin. Paine/Wetzel's G. Pat Ryan  represented the landlord Plote Property Management. CBIZ Bibraltar Real Estate Services' James Socjacich  repped G.W. Thiel.

Stata-Tac Inc,  a provider of films and laminates to the commercial printing industry has leased 47k-SF at 3980 Swenson Ave. in St. Charles. Cushman & Wakefield's Steve Vander KlokMike Hawryluk and Britt Casey completed the transaction on behalf of the building owner, the Boston-based real estate private equity firm Cabot Properties, Inc.

Demar Logistics, expanded locally by leasing 91k-SF of warehouse space at 910 Kimberley Drive in Carol Stream, about a block away from its current 201k-SF warehouse. Cushman & Wakefield's Britt Casey and Michael Hawryluk repped the building's owner, Boston-based TA Associates Realty. Gallagher Realty's Timothy Gallagher represented Demar Logistics.

Cushman and Wakefield's Jason West and Sean Henrick  completed two transactions for building owner, AMB Property Corp.  at 775 Belden Avenue in Addison:

 

  • SOH Distribution, a subsidiary of the snack-maker Snyder?s of Hanover, leased 40k-SF. Snyder?s recently acquired the famed Chicago brand Jay?s in bankruptcy proceedings. 
    CBRE's Pete Roberson and Chris Zubel repped SOH.
  • Cosmo Films, Inc., a maker of plastic films for industrial uses, leased 33k-SF. Jason and Sean also represented Cosmo in this transaction.

 

Sales

Lee & Associates' Chris Nelson  represented Arrow Road Construction in the purchase of 7.16 acres located at 1225 Oakton Street in Elk Grove Village. CB Richard Ellis' Pat McCourt  and Mike Sedjo repped the ownership, a private trust.

Grubb & Ellis Company facilitated the sale of 8303 Higgins Road to Evangelical Covenant Church. The purchase price for the 50k-SF office building was not disclosed. Grubb & Ellis' Craig Cassell and Dirk Riekse worked on behalf of Evangelical Covenant Church. Grubb & Ellis' Jason Streepy and Jim Ward  represented the seller,Akton Realty. Covenant is expected to take occupancy of the building in the first quarter of 2010.

 

Construction and Development

The Missner Group has developed a new facility for Again Auto Parts at 1300-1330 N. Kostner Ave. in Chicago. The development will serve as the location for the new auto parts recycling business. Construction of the 8.9-acre project is underway and scheduled for completion in the Spring of 2010.  Barry Missner is the principal overseeing the project on behalf of The Missner Group and Drue Stoehr is the firm's project manager. Cornerstone Architects  is providing the architectural services.

Reed Construction has completed a 20k-SF office build-out for Children's Home & Aid at 100 N. Western Ave. in Chicago. The project included the construction of new offices, meeting rooms, therapy and training rooms. Reed's Tom Schlueter  was the project manager and Techno Ltd. provided the architectural services. Bradford Allen Realty's Julie Lane assisted Children's Home & Aid in finding the new space.

Principle Construction Corp. has recently been awarded a 3k-SF build-out for Richard Wolf Medical Instruments Corporation at 353 Corporate Woods Parkway in Vernon Hills. The build-out includes the installation of new plumbing, lighting, and power and is due to be completed in December 2009. Principle's Tom Leathem is the Project Manager and Mark Frane is the Superintendent. Timothy Morgan Associates will provide architectural services.

Morgan / Harbour Construction  has completed multiple medical office suites totaling 13k-SF for the Silver Cross Medical Office Building  at   the Silver Cross Replacement Hospital Campus at 1870 Silver Cross Blvd. in New Lenox.

  • a 4k-SF project for the  Spectrum Eye Institut e. It included construction for optical suites, examination rooms, and a waiting area as well as a lab/tech area, a visual field and nursing stations. 
  • a 5k-SF build-out for Partners in Obstetrics and Women's Health. The   suite features examination rooms, procedure rooms, waiting areas, and nursing stations. 
  • a 5k-SF build-out for Advanced Eye Care. The project included lab/tech space, a laser center, an optical showroom, and examination rooms.

 

Design Organization Inc. provided the architectural services. Developer of the facility is  HSA's Primecare Division.

 

People

Kortney K. Williams has joined the staff of Cushman & Wakefield of Illinois? Client Solutions Group. Kortney will assume the role of senior account manager and will focus on new business development in addition to servicing C & W?s client Case New Holland, the agricultural and construction equipment manufacturing giant. She joins from Midas International, where she served as in-house real estate development manager for this automotive repair provider.

Michael Piscoran  has been appointed a SVP in the Chicago office of UGL Equis. For the past year Mike was a National VP of Strategic Growth for Coldwell Banker Commercial Company. He's a member of the Urban Land Institute and the National Association of Office & Industrial Parks.
