AMLI Residential's Greg Mutz says three conditions today are as strong and positive for multifamily development and acquisitions as they've been in the past 30 years. | |||
These factors combine to create the perfect environment for apartment ownership and increasing apartment valuations: 1) strong population growth with demographic characteristics that favor renting versus owning; 2) reduced new supply of all kinds of housing units, including the supply of new apartment communities; and 3) a pronounced drop in the percentage of households that want to own versus rent. Today's renters are focused on a number of desired factors and are willing to pay reasonable rent for convenience, high-quality interior finishes, a strong location, and high-class amenities. This is why AMLI is incorporating into AMLI River North and AMLI Evanston (407 and 214 units, planned to break ground this summer) high-end finishes, luxury amenity space, convenient access to public transportation, and LEED certified construction.
