HSA Commercial Update: Healthcare and More
HSA chairman and CEO Bob Smietana (right, with Draper and Kramer VP Carter Page) has been in the biz for over 30 years, starting as an architect in the late ‘70s. He’s enjoying the current industry upswing, but he’s been in the game long enough to know that the lows will be here sooner or later. He uses a roller-coaster analogy: The first time on a roller coaster, you don’t know what to expect, and it’s thrilling and scary. After a few rides, you know where the curves and the dips are. Currently riding high is the healthcare sector, with the full-service firm helping physician groups and hospitals with their real estate needs. HSA PrimeCare, the firm's healthcare specialty group, is busy with both development and acquisitions of outpatient facilities, which reflects the disruption in the traditional healthcare market. HSA also has six industrial projects totaling about 2M SF, spanning the Chicago area and the Midwest. Bob calls the 70-acre Mayfair Collection, outside of Milwaukee, an eight-year overnight success. It’s a redeveloped industrial site: eclectic local restaurants and luxury apartments.
