Darwin Realty & Development Corp director of brokerage Adam Haefner and chairman George Cibula repped both the buyer and private seller in the acquisition of 7035 W 65th St (above) in Bedford Park, a 438k SF industrial facility on 13 acres. The buyer, Professional Freezing Services, is relocating and expanding from its current location on 44th Street in Chicago. It plans to demolish the existing building and build a new state-of-the-art 150k SF freezer/cooler facility on the site.

Essex Realty Group’s Doug Fisher repped the buyer and Matt Welke and Jason Fishleder repped the seller in the $17.1M bulk sale of 254 units within Scenic Tree Condominiums, 10205 S 86th Terrace in Palos Hills. The property is a multifamily garden unit community consisting of 448 total units.

STREAM Capital Partners managing principals Jonathan Wolfe and Jordan Shtulman repped the seller, Clark Street Development, in the sale of a 73k SF Skokie property long-term leased to Floor & Décor. The buyer was a private REIT. Clark Street completed a retrofit of the property and repositioned it from an industrial to a retail use.

Darwin Realty & Development Corp’s Brendan Sheahan repped the buyer, a Midwest-based food manufacturing and distribution company, in the acquisition of 2531 Dukane Dr, a 36k SF industrial facility in St Charles. The site allows the firm to service its existing distribution network while also providing another manufacturing hub for its growing customer base in the western suburbs. NGKF’s Geoff Kasselman repped the seller, an East Coast-based printing services company.

Mid-America Real Estate Corp’s Carly Gallagher and Ben Wineman repped the seller, a Chicago-based bank, in the sale of 29k SF Carillon Court, on the northwest corner of 135th Street and Weber Road in Romeoville. Scottsdale-based Sand Capital purchased the shopping center, which includes Allstate Insurance, Comcast, Stella’s Bar & Grill and Essential Chiropractic Center.

Quantum Real Estate Advisors president Chad Firsel repped the seller, the Rockford-based original developer, in the $3.7M sale of a 24k SF shopping center, Landmark Crossings (above), at 744-782 Beloit Rd in Belvidere. The multi-tenant retail building is 100% leased to tenants including Harris Bank, Pizza Hut and Midwest Dental. The buyer was a local private real estate investor.

Mid-America Real Estate Corp’s investment sales team brokered the sale of The Columbian Retail Shops, on the northwest corner of South Michigan Avenue and East Roosevelt Road. Newcastle Ltd purchased the 6,600 SF retail property, which features Burger Bar and Elements Therapeutic Massage, for $2M. Mid-Am’s Joe Girardi and Carly Gallagher repped the seller, Boston-based Long Wharf Real Estate Partners.

Essex Realty Group’s Doug Fisher and Jason Fishleder completed the $1.6M sale of 6351 N Lakewood Ave in Edgewater, including 15 of 25 residential condos and six commercial units within a 31-unit walk-up building. The property is located within two blocks of the Loyola University campus.

Adelphia Properties’ Simeon Spirrison and George Spirrison repped the seller, a private investor, in the sale of a former Play It Again Sports, a 5k SF building at 1628 Ogden Ave in Downers Grove. The property sold at full list price. The buyer was a cash user/investor.

Essex Realty Group’s Jim Darrow and Jordan Gottlieb completed the $1.3M sale of 7002-16 W Medill. The townhomes of Medill Row are six newer construction three-bedroom townhome units located in an eight-row house style property in Montclare. Two of the eight units were sold in October 2008 for $379,000 each.
LEASING
GlenStar Properties signed AMLI Residential, repped by CBRE’s Mark Cassata and Cal Wessman, to a new 30k SF long-term lease at the Chicago Board of Trade Building (above), taking over the entire third floor. The CBOT Building will serve as the hub for the firm’s Midwest operations. GlenStar’s Christian Domin and Sandy Macaluso are the exclusive leasing agents for the building.

Liberty Property Trust signed leases totaling 167k SF in Q4 of 2014. Q4 deals: Ecolab took an additional 125k SF at 3501 Corporate Dr in Joliet; Dixon Valve & Coupling Co signed a new 30k SF lease at 1011 N Hilltop in Itasca (Transwestern’s Justin Lerner and Joe Karmin repped the tenant, Lee & Associates of Illinois’s Jeff Janda and Jeff Galante repped ownership); and ALFA Textiles renewed 13k SF at 869 S Rte 53 in Addison.

D&D Plumbing signed a lease for 3,635 SF at 6300 Oakton St in Morton Grove and will relocate from its space in Skokie this March. Brown Commercial Group senior associate Trinity Scurto and sales assistant Brian Lindgren repped D&D in the lease. Colliers’ Brendan Green repped the landlord, Lebony Realty Partners. Trinity also repped auto repair facility Horse Stable Automotive in its expansion lease for 3,500 SF at 101 Kelly St in Elk Grove Village. A Jules Milten Industrial Realtors’ Jim Milten repped the landlord. In her third deal, Trinity completed a 3,840 SF lease for rock tools manufacturer Kemaico at 10929 Franklin Ave in Franklin Park.
