$10M Multifamily Building Gets City Stamp Of Approval
Chicago officials have approved a new construction permit for a five-story, 50-unit multifamily building on the site of a parking lot on the Near West Side.
The project at 1434 W. Fillmore St., led by developer Base 3 Real Estate, has a reported cost of $10M, according to the city's building permit database. The development will also include an attached 25-car garage.
Construction on the site, which is vacant, is likely to kick off sometime this spring, according to Base 3's website. Red Architects is designing the building, which will feature a brick facade that "pays homage to the rich architectural heritage of the neighborhood," according to its website.
Bisnow was unable to reach Base 3 for more details as of publication, and Red Architects referred questions to the developer.
The Chicago City Council approved rezoning for the development last year, Urbanize Chicago reported.
Base 3 has 20 Chicago properties in its portfolio, including buildings it is redeveloping, according to its website. The Fillmore development is slated to be its second-largest building, behind its 51-unit property at 2718 N. Hampden Court.
Close by on the Near West Side, 4Corners proposed a 36-unit mixed-use development at 801 S. Western Ave., Urbanize Chicago reported. The five-story building will also have about 3K SF of retail space.
