7 New Multifamily Developments Arriving In River North In 2017
This is the year a packed multifamily pipeline will clear. A total of 6,517 new apartments will deliver in the downtown core and immediate neighborhoods this year, according to Luxury Living Chicago Realty. Of that, eight developments totaling 2,022 units will go online in River North — that's 31% of the pipeline inventory.
The floodgates opened with last month's arrival of Exhibit on Superior's 298 apartments and deliveries pick up the pace next month. Here is a look at the remaining seven projects being delivered.
1. Niche 905
Address: 905 North Orleans
Date of Arrival: March
Developer: A JV of Ascend Real Estate and Intercontinental Real Estate
Stories: 18
Units: 202
Walk Score: 95
It seems like yesterday (actually, it was December 2015) that Ascend and Intercontinental broke ground on Niche 905. Originally projected for a summer delivery, two mild winters put the construction ahead of schedule.
2. The Hudson
Address: 750 North Hudson
Date of Arrival: June
Developer: Onni Group
Stories: 25
Units: 240
Walk Score: 92
Seven years in the making, Onni Group originally planned condos for this site before switching to apartments. Onni Group's other big project is the Atrium Village redevelopment in Old Town.
3. Six Forty
Address: 640 North Wells
Date of Arrival: July
Developer: JDL Development
Stories: 22
Units: 251
Walk Score: 98
Here is another project that seemingly went up overnight. JDL demolished the former Ed Debevic's on this site in December 2015 and had us waxing nostalgic for Ed Debevic's atomic burgers and rude waitstaff.
4. Gallery On Wells
Address: 167 West Erie
Date of Arrival: Fall
Developer: A JV of Mac Management and Magellan Development
Stories: 39
Units: 442
Walk Score: 98
JDL's Six Forty will have competition attracting tenants with the largest development on this list, located across the street. The Magellan/Mac JV also built Exhibit on Superior.
5. 3Eleven
Address: 311 West Illinois
Date of Arrival: December
Developer: The John Buck Co.
Stories: 25
Units: 245
Walk Score: 98
Talk about speed to market. John Buck only broke ground on 3Eleven last spring. 3Eleven is one of two multifamily developments on this list to be built on a former church parking lot; the other is Niche 905. The former owner of the lot, Assumption Catholic Church, is receiving improvements to its building and garden, courtesy of Buck.
6. Hubbard 221
Address: 222 West Hubbard
Date of Arrival: December
Developer: Centrum Partners
Stories: 23
Units: 195
Walk Score: 99
Centrum Partners has been busy near the Merchandise Mart. In addition to Hubbard 221, Centrum is also building 412 North Wells. Former Centrum co-founder John McLinden, who left the firm last December to form Hubbard Street Group, will remain with those projects through their completion and will move his new offices to 412 North Wells when that building is completed this spring.
7. Flats River North
Address: 676 North LaSalle
Date of Arrival: Winter
Developer: Cedar Street Co.
Stories: 7
Units: 149
Walk Score: 99
Cedar Street bought this building in July 2015 for $12M and originally planned 114 units. In keeping with Cedar Street's Flats model, these are going to be micro-units that will be affordably priced for the market. There is a possibility that construction will extend into early 2018.
