New Boutique Office Tower Scores Full-Floor Tenant
Developer Moceri + Roszak completed in January a 20-story concrete tower at 145 South Wells and just signed a 12K SF lease with Mark Anthony Brewing Inc. The adult beverage company plans to occupy the entire ninth floor, joining Firmspace, an Austin, Texas-based coworking firm, which earlier this year signed a 15-year agreement for three of the top floors in the 210K SF building.
145 South Wells is one of several boutique office towers recently constructed in downtown submarkets, including the Loop and Fulton Market, which give small firms the opportunity to occupy entire floors instead of getting swallowed up in huge office buildings.
Chicago-based Mark Anthony Brewing, which sells Cayman Jack, Mike’s Hard Lemonade and White Claw, will relocate from 328 South Jefferson St.
JLL Senior Vice President Mason Taylor and Executive Vice President Chris Cassata brokered the lease for Moceri + Roszak, along with JLL Managing Director David Miller, who represented Mark Anthony.
145 South Wells provides small floor plates and an aesthetic similar to the industrial loft buildings. Each floor has 12-foot ceilings and floor-to-ceiling windows, and a 12K SF amenity center occupies the top floor, giving tenants access to an outdoor deck, a martini and espresso bar, a golf simulator and other features.
Both Mark Anthony and Firmspace originally planned to move in the fall, but that is now uncertain due to the state's ongoing shutdown.
