Sterling Bay has been relatively quiet about its plans for the Coyne College site in Fulton Market since it bought the former tech school campus in August 2016. The developer unveiled its plans for the site at a community meeting last night, Curbed Chicago reports. And Sterling Bay is looking to pack a lot of density in a small area of land.

The plans call for at least three office towers: a 20-story building at 330 North Green, a 19-story structure at 333 North Green and a 21-story tower at 360 North Green. The plans also call for a nine-story, eight-screen movie theater with ground-level retail and 275 parking spaces.

Sterling Bay's plans for Coyne College stand out as one of a handful of major developments in Fulton Market's eastern half, where land has become scarce and developers, including Sterling Bay, have pushed west in search of ground-up and adaptive reuse opportunities. Sterling Bay originally announced plans for a 400K SF office building on the Coyne College site, but Alderman Walter Burnett (27th), whose ward includes Fulton Market, strongly suggested including a public institution like a library in any redevelopment plans, as the West Loop's residential population has grown in conjunction with new development.
