UrbanStreet Group's redevelopment of the Schaumburg Motorola Solutions campus landed its first confirmed tenant. The Village of Schaumburg announced Topgolf will build a 67K SF events and entertainment complex within the campus, now known as Veridian.

Topgolf is expected to break ground on the project at 1299 East Algonquin Road on the campus' western edge later this year. It will include 24K SF of hitting bays, a restaurant, lounge and banquet room, the Daily Herald reports. UrbanStreet Group Managing Partner Bob Burk told Bisnow in April he expects the 225-acre redevelopment to move forward at a faster pace after Schaumburg trustees approved a new zoning district and design parameters for the redevelopment, intended to bring downtown Chicago-style density to the far northwest suburb.

The new design parameters factor in to Topgolf's construction. The company will be allowed to add a 342 SF wall sign, far larger than the 200 SF limit typically allowed in Schaumburg. Topgolf also has approval for two 1,500 SF electronic message boards on the site, facing inward to customers.

Burk expects Topgolf to be a demand driver for other projects at Veridian, including a a 260-unit apartment tower UrbanStreet Group plans to build next to the facility. Schaumburg will begin construction next month of a central access road intersecting the site.
