4 Reasons QTS Picked Dallas
Kansas-based Quality Technology Services purchased a 700k SF former semiconductor plant in Irving with plans to transform the facility into a state-of-the-art data center. JLL managing director Bo Bond tells us there are four factors that attracted QTS. (None of which were rumors of buried treasure.)
Bo, who repped QTS in the acquisition at 4800 Longhorn Dr near SH 114, says the Dallas area is the fourthlargest data center market in the US, but beyond that, QTS had a few site-specific and location-specific details that made this deal work:
1. Site has its own substation
2. Fiber rich area (just like an old man's diet)
3. Robust structural building
4. On 40 acres so it has significant expansion capabilities
This acquisition aligns with QTSs development strategy to purchase and revitalize large, scalable properties in high-demand and growing data center markets. The Dallas site will be brought online in phases with enterprise tenants moving in as early as Q1 14. The site has the ability to double the footprint on the existing campus to more than 1.4M SF. Dallas will be the second new market that QTS has entered in recent months, following its recent acquisition of Herakles in Sacramento, Calif. The seller was repped by ATREG in coordination with Citadel Partners.
