Huffman Builders' blood is definitely thicker than water: CEO Jerry Huffman (in red) started the company in 1978, building one of the Metroplex's first office condo projects. Assorted family members joined the company over the years, including siblings COO Stephanie Rippe, VP Tim Huffman, and mom JoAnne Huffman. Quick, name another profession that likes to involve their families. How about doctors? So maybe it's no surprise Huffman focuses on MOBs/office condos. Tim says the firm locates its projects next to medical facilities to give doctors the option of owning by a hospital and locking in rates rather than leasing for more, Jerry says.
Wilson Creek Medical Park
In a similar project, Huffman is taking LOIs on its MOB/office condo Wilson Creek Medical Park, which will be located across the street from Baylor Medical Center at McKinney on Highway 380. Tim says as soon as Baylor picked its site, Huffman was scouting out its adjacent location. Wilson Creek will include nine buildings totaling 73k SF. Right now, 23k SF has been pre-leased, with opening slated for 2011. Baylor plans to open in 2012. For the physicians, the allure is owning their own space similar to having a home in a HOA. In a similar MOB project next to Texoma Medical Center in Denison, Huffman recently broke ground on the first 16k SF.

Steph says most builders want to “build and get out of the way,” but Huffman spun off  additional business lines to capitalize on its relationships with physicians. PhysiciansSalesForce provides marketing and advertising assistance. “To stay competitive, firms need to be willing to do more,” Jerry tells us. “We're helping them build their business, not just the building.” Going a step farther, Jerry sells franchises  for Huffman's MOB/office condo concept. The business model has been franchised in 14 locations across nine states, creating a super-regional affiliation for Huffman, Jerry says.
