Tindall Square
Holt Lunsford Commercial's Fort Worth office has added the historic Tindall Square to its leasing portfolio. Made up of four, two-story office buildings in the 500 block of Pecan Street downtown, the 80k SF complex is owned by Ellison Office Partners. Fort Worth office partner Matt Carthey says the historic complex's current vacancy would be ideal for an office user looking for space that “tells a story”, noting that space from 2k to 10k is available. Matt and Geoff Shelton are responsible for leasing. With the addition of Tindall, HLC now leases more than 3M SF of office and industrial space in Tarrant County.

New Business

HFF Dallas has been exclusively retained to market for sale two US government-leased, single-tenant office buildings in Denton and Las Vegas. The FEMA Building in Denton is an 83k SF facility leased to FEMA through May 2022. The 107k SF FBI Building in Las Vegas is leased to the FBI through October 2021. Both buildings were constructed in the past nine years as build-to-suit facilities for these GSA entities.

Grubb & Ellis leasing SVP Trae Anderson will lease Brookriver Center, Regions Tower, and 1165 Empire Center in the Stemmons submarket. The three properties offer 615k SF  of office space.  Located at 8150-8200 Brookriver Dr., Brookriver Center  includes two seven-story towers that share a first-floor concourse and full second floor. Owned by Professors Capital, the property offers 312k SF of space and is currently 33% leased. Space availability ranges in size from 500 SF  to 200k SF. The property provides the opportunity for building signage that is visible from I-35. Regions Tower  is a 15-story, 267k SF office building owned by Diversified Capital. At 1111 W. Mockingbird Lane, the property is currently 55% leased and has space available ranging in size from  749 SF to almost 86k SF. Finally, owned by Interra-Sky Empire Central, 1165 Empire Central is a two-story, 37k SF office building that is 50% leased with space available ranging in size from 500 SF to more than 18k SF

The mission-critical utilities plant that will serve the new $1.2B Parkland healthcare campus will include design work by KAI Texas. KAI was chosen to design the exterior shell for the plant's prime project engineer, Burns & McDonnell, Dallas. The central utilities plant will integrate with the overall campus master plan design by HDR Architecture and Corgan Associates. In addition, KAI will lead the programming to design the interior space that will be occupied by the staff at the central plant. Parkland plans to break ground for the central plant in 2011 with occupancy of the hospital set for late 2014. The new 862-bed hospital and all adjoining specialty clinics, logistics building and other support facilities like the utilities plant will total 2.5M SF and replace the existing 1954 campus.

DLH Master Land Holding and its parent company Allen Capital Partners selected Jones Lang LaSalle to assist with its Dallas Logistics Hub land sales. The Dallas Logistics Hub is a 6k acre master-planned multi-modal logistics development located in Wilmer, Hutchins and Lancaster. DLH is one of the largest multi-modal logistics facilities in North America, with plans to include two intermodal facilities: Union Pacific Railroad's existing Dallas Intermodal Terminal and the proposed Burlington Northern Santa Fe Intermodal Facility.

Stream Realty Partners was selected to lease 16675 Addison Road, a 138k SF  plug-and-play call center in Addison. In 2002, the facility underwent a $16M renovation and upgrade by Home Depot for IT infrastructure, software, security upgrade, physical improvements and business equipment. In addition to on-site amenities such as  7k SF of dining and community center space, the site has more than  5k SF of raised floor data center space. Stream EVP Tim Terrell  says the building was previously occupied by Home Depot and Apple Computers after exhaustive multi-city searches and the new owner is eager to compete for all deals.

Leases

Ulta Salon & Cosmetic s completed four leases including 10k SF at Denton Crossing in Denton; 10k SF at Independence Plaza in Laredo; almost 11k SF at Pinnacle Hills Power Center in Rogers, Ark.; and about 11k SF at Spring Creek Center in Fayetteville, Ark., with UCR's Jennifer Frank repping Ulta in all four deals.

Salons of Dallas leased 14k SF  in The Centrum at 3102 Oak Lawn in Dallas from Centrum Plaza. The Real Estate Connection's Mitch Traub repped the landlord and Pacific Century Realty's Alfred Goh repped the tenant.

The Village at Allen  added 16 new tenants this year with nine opening between July and August. This comes after adding 40 tenants in 2009. Recently opening at the shopping center are Cyrus Rug GalleryDollar TreeImageNation Salons & Med Spa;FREEBIRDS World BurritoRhythms & Fitness; and Xpress Cellular Repair.

Sigma Relocation Group renewed almost 10k SF and added almost 4k SF of office space in Regent Place at 1304 Walnut Hill Lane in Irving. Bradford Commercial Real Estate Services SVPs Sharon Friedberg and Melanie Hughes and Sunwest Real Estate Group's Marc Grossfeld represented the landlord, Regent Place. Stream Realty Partners' Kyle Jacobs represented the tenant. Bradford broker associate Joe Santaularia repped Metroplex Distribution in its almost 7k SF renewal of warehouse/distribution space in Port America Place I at 755 Port America Place in Grapevine. Lincoln Property Co.'s Gil Stroube represented the landlord, AMB Property Corp.

Winfree Academy Charter Schools leased 15k SF of office space in the 6221 Riverside Dr. building for the renewal and expansion of its administrative offices. The Weitzman Group's Jonathan Diamond and Bill Knopick with the office services division repped the landlord.

Sales

Marcus & Millichap Real Estate Investment Services sold the more than 6k SF Family Dollar single-tenant net-leased property at 1006 South Main St. in Duncanville for $541k. This transaction was contingent upon loan assumption by the buyer and only took 51 days to close and assume the loan following the execution of the purchase contract. Marcus & Millichap's Chicago investment specialist Gino Lollio had the exclusive listing to market the property on behalf of the seller, a private investor. Broker Tim Speck assisted in closing the deal.

Completed Project

TBG Partners landscape architecture and planning firm completed the design and finish-out of Boston Consulting Group's new 57k SF offices on three floors of the Saint Ann Court building.

People in the News

Integra Realty Resources DFW promoted Greg Cook to partner. He has been with the company since 1998. Greg's areas of focus are eminent domain and as an expert witness regarding real estate issues. He also serves as president of the local International Right of Way Association.

Munsch Hardt Kopf & Harr CEO Glenn Callison was named the new chairman of the Baylor Plano Advisory Board for Baylor Regional Medical Center at Plano. He is currently active as a Baylor Health Care System Foundation Board member, public affairs chairman for NAIOP North Texas and Legislative Affairs chairman for The Real Estate Council.

Her key responsibilities include strategic planning and implementation, retailer relations, sales-building promotions, advertising, public relations, market research and community relations.

RTKL principal Jason Litt, a 15-year veteran of the environmental media and design industry, relocated to the firm's Shanghai office. As the leader of RTKL's environmental media and design practice in China, he expands the firm's service offerings to clients in China and throughout Asia. Jason has designed and managed a broad range of international projects across the entertainment, commercial and healthcare markets including the 1M SF King Glory Plaza shopping mall in Shenzhen as well as the 1.4M SF 360º Mall in Kuwait City, among others.
