Michael Buckley
Name a mover/shaker in modern urban theory: Michael Buckley. He is the director for The Center for Metropolitan Density at University of Texas at Arlington, a new think-tank researching the benefits of urban density and former head of Columbia University's Masters in Real Estate Development program. He now leads serious debates on big questions. For instance, cities like Dallas and LA are expected to double in population in 30 years, but how will everybody fit? Michael also started the first certificate program in repositioning and turnaround strategies in which students study how to revitalize under-performing assets (how timely is that?). Top asset managers and litigation lawyers visit UTA classes for show and tell. For fun, he's advising San Francisco's new Transbay Terminal and the MTA and LIRR?s expansion into a new concourse at NY?s Grand Central. PEOPLE ON THE MOVE

Cassidy Turley added Blake Anderson as managing director and principal. Blake will help establish the platform for the Dallas industrial group with a primary focus in tenant rep. Blake was most recently SVP and director of Southwest industrial services with Grubb & Ellis. Cassidy Turley also added four tenant rep execs to establish a tenant rep practice in its Dallas office. Coming to the firm are Greg BiggsRandy CooperRob Morris, and Craig Wilson (all from Cushman & Wakefield). Greg will be executive managing director/principal; Randy will be vice chairman of brokerage services/principal, Rob will be a VP/principal; and Craig will be a senior managing director/principal.

Andrew Schendle joined Spire Realty Group as leasing manager. He will be responsible for directing the leasing and marketing activities for the company's multi-tenant office buildings. Previously he was in the brokerage services division of Transwestern.

Good Fulton & Farrell promoted Stephen Pickard to principal. Joining GFF in early 2011, Pickard leads the church works studio to create worship, fellowship, and education environments.

Search Commercial added Darryl Cothron, who will assume a partnership position and head up the property services and brokerage for the company's current property listings. His addition will allow founder and principal Tim Ward to focus on medical investment property sales on both a statewide and national level. William Rohloff, a former North Texas-area hospital exec, joined the firm to work on lease administration, consulting, and long-term strategic selection of specific medical professionals to oversee MOBs. To facilitate the development of new build-to-suit properties for medical professionals, the firm also added developer Jim Lee, who will assist with the structuring of debt/equity financing for the company's clients and oversee construction.

Macfarlan Capital Partners appointed Greg Crooks as VP to oversee capital fundraising and acquisitions. He will develop capital raising opportunities as well as assist in transaction sourcing and underwriting. He joined the team in July and reports to firm founder and partner, Dean Macfarlan.

NEW BUSINESS
 
Union at Carrollton Square
High Street Residential, a subsidiary of Trammell Crow Co, along with the City of Carrollton, began construction on Union at Carrollton Square. Located at the corner of Carroll Avenue and South Main Street at the former Foxworth Galbraith Lumberyard site, the project is the city's first major transit-oriented residential development. It was chosen because of its location near several major transportation arteries including the DART Green Line station. The first part of the two-phase development includes 187k SF in two buildings with 172 apartments, seven live/work units, and almost 5,000 SF of retail space. The project will feature a five-level, 155k SF parking garage. The second phase of 125 apartments is planned following lease-up of the first phase.

Jones Lang LaSalle was awarded the exclusive leasing assignment of the 71k SF Oilwell Supply Building at Lamar Street and Munger Avenue in the Dallas CBD. JLL SVP of landlord leasing Daryl Mullin will lead the efforts for the owner, Capital Commercial Investments. The building is 54% occupied with 28k SF available.

Burleson Commons
The Weitzman Group was named exclusive retail leasing agent for the 115k SF Burleson Commons retail center at Hwy 174 and FM 731. TWG?s Elizabeth Allen and Guy Grivas will handle leasing. Burleson Commons is a project of Cullinan Properties. The center features space for additional multi-tenant buildings totaling 75k SF of retail space and 20k SF of office space, plus pad sites for freestanding users.

CBRE was awarded the leasing assignment for the Class-A 306k SF Galleria North Tower II, 13727 Noel Rd in Dallas. The CBRE team will be responsible for marketing this 13-story asset for its owner, Metzler North America. There is 148k SF of contiguous space in the top six floors available. CBRE SVP Dennis Barnes, first VP Celeste Fowden, and associate Hunter Lee will be marketing the asset.

Walmart
Walmart Stores has undertaken a robust building program in 2011, and Satterfield & Pontikes Construction will deliver many of the new projects securing at least 10 Walmart projects totaling nearly $80M this year. From Houston to El Paso and Corpus Christi to Oklahoma, S&P is managing Walmart?s aggressive schedules to complete the facilities for openings this year and early 2012. S&P is managing these projects from three of its business units—San Antonio, Dallas and Houston. In DFW, S&P is working to complete projects in Farmers BranchRed OakCrowley, and Sanger.
 

SALES

A four-property Carl's Jr. portfolio in Carrollton, Denton, Longview, and Port Arthur was sold to a TIC procured by Alan Cafiero and Ben Sgambati in Marcus & Millichap's New Jersey office. Jason Vitorino, an investment specialist in Marcus & Millichap's Dallas office, had the exclusive listings to market the properties on behalf of a Dallas-based LLC. Each property included an absolute net lease with zero landlord responsibility and a franchisee guarantee.

Gateway Plaza
An affiliate of Dallas-based Realty Capital sold an 83% leased 8k SF office building in the Gateway  Plaza development at 783 Denton Tap Rd in Coppell. Chad O'Neal repped the buyer.
 

LEASES

Park Cities Bank, represented by McLeod-Zei?s Bill Zei and Ed Nash, signed a 28k SF lease at Mockingbird Station. The landlord, American Fund US Investments, was represented by Cassidy Turley's Clint Madison and Ward Eastman.

CrossRoads of Arlington Church renewed its 13k SF lease at NorthLake Centre, 3291 W Pioneer Pkwy. SCM Real Estate's Judy Zoch-Nitzinger repped the landlord.

Pier 1 Imports signed a 10k SF lease at The Village at Allen on the southeast corner of North Central Expressway and East Stacy Road. Venture Commercial Real Estate's Larry Leon and Mike Geisler represented the tenant. Princeton Partners' Andrew Lehner and Jamie Streeter repped the landlord. The new store will open in Q4 or early 2012.

Regis Property Management inked a 17k SF deal at Browning Place III to CTREC Hilton IT Academy, which will take the entire first floor. Grubb & Ellis SVPs Russ JohnsonChris Wright, and VP Heather Densmore Shover repped the landlord. CresaPartners'Greg Whittington represented the tenant.

AHC-The Healthcare Receivables Mgt Co leased 61k SF at 3232 Royal Ln in Irving from PSBP Monroe. CBRE's Scott Hobbs represented the tenant.

Clouse Dunn  leased  14k SF at 1201 Elm St in Dallas from Binyan Realty. CBRE's Dennis BarnesClay Gilbert, and Celeste Fowden represented the landlord. CBRE's Jeff EllermanPhil Puckett, and Michelle Donaldson represented the tenant

Equus Computer Systems renewed a 12k SF warehouse lease at 1365 Glenville Dr in Richardson. The firm was repped by Colliers International's Tom Pearson and Chris Teesdale. The Holt Cos?Lauri Fowler represented the landlord.

Fusion Laboratories leased almost 14k SF in Two Lincoln Centre, 5420 LBJ Frwy, and will be moving its HQ. Cushman & Wakefield of Texas? Robbie Baty and Grant Pruitt repped the tenant in the site selection and lease negotiations.

Sun & Ski Sports signed a lease for 16k SF at Ridge Rock Plaza in Fort Worth. UCR's Dan Shoevlin and Carter Butler repped the landlord, RREEF.  Venture Commercial's John Zikos and Chris Green represented the tenant.

Scott+Reid General Contractors signed a 10k SF lease at Bent Tree Green, 17300 N Dallas Pkwy. The tenant was represented by Fults Commercial's Tracy Fults. The landlord, Behringer Harvard, was represented by Cassidy Turley's Rodney Helm and Ward Eastman.
