Telecom company Huawei Technologies (USA) signed a 103k SF lease at Legacy Place II (now 75% occupied) at 5700 Tennyson Parkway in Plano . The building will feature crown signage and serve as its sales and marketing North American HQ.

JLL SVP Sandie Matejek says the lease provides Hauwei with room to expand. In marketing the property, Sandie tells us an entire floor was restored to shell condition to create a clean, bright floor plate and show well to potential tenants. The owners—institutional investors advised by JP Morgan Asset Management— spent $500k refurbishing the interiors. Legacy Place II was repped by Sandie and JLL VP Shannon Brown; Huawei by Newmark Knight Frank principal John Shaunfield and transaction manager Kyle Jett.


Sales Transactions

Dallas-based Balfour Beatty Construction acquired Houston-based SpawMaxwell Company, the state’s largest interior construction contractor, for an undisclosed amount. SpawMaxwell will retain its brand, but now operates as “SpawMaxwell – a Balfour Beatty company.” SpawMaxwell revenues for 2008 were $350 million. The company employs 141 people across its three Texas locations in Houston, Austin and Dallas. Balfour Beatty Construction employs 1,600 professionals in 10 offices nationwide and had 2008 revenues of over $2.4 billion. Balfour Beatty CEO Robert C. Van Cleave  said the move provides an immediate and substantial presence in key Texas markets outside of Dallas.

Dunhill Partners, Inc. purchased the 159,502 SF Wolflin Village retail center in Amarillo for an undisclosed amount free and clear of debt from seller, Weingarten Realty Investors, who was represented by Holliday Fenoglio Fowler senior managing directors Doug Hazelbaker and Jim Batjer and managing director Ryan Shore. The property is 92% leased.

Silver Tree Partners acquired a two-building 360k SF property - Heritage Square at Galleria – at 4835 & 5001 LBJ Freeway at the northwest corner of Dallas North Tollway and LBJ. Acquired through receivership, John Alvarado of JLL brokered the deal. CAPSTAR Commercial Real Estate Services will handle leasing and management. CAPSTAR principal Trey Smith said improvements are planned for the property.

Watters Creek Professional office and medical condominium development located along Watters Road in Allen recently completed construction and sold the first of its three buildings. Henry S. Miller Brokerage SrVP Matt Anding arranged the acquisition of the 3,500 SF medical office condo for buyer Dr. Jacqueline Le and owner,KRG-Barklay.

Behringer Harvard acquired a 168-unit multifamily community on a 9.6-acre site at 75 Prindle Hill Road in Orange, Conn. Behringer Harvard is rebranding as Grand Reserve. Deal specifics were not disclosed.

Lease Transactions

Phytel, Inc. subleased 30,085 SF of fully furnished office space at 11511 Luna Road in Farmers Branch. JLL DFW president Paul Whitman, SrVP Doug Carignan, and associate Cally Blankenship represented the sublessor, Haggar Clothing CompanyDan Patterson of Swearingen Realty Group represented Phytel. Phytel will occupy one floor of the building; two additional floors remain available.

Guardian Mortgage Company expanded its office lease to 6,648 SF at Parkway Centre IV, located at 2701 North Dallas Parkway in Plano. JLL SrVPs Jeff Eckert and James Esquivel represented the landlord, Windsor Parkway, LLC. Mark Macy with the Macy Newman Company represented the tenant.

AAXA Mortgage renewed its 1,011 SF lease at the 6136 Frisco Square Blvd. building owned by Behringer Harvard Funds and Fairways Frisco. JLL SrVPs Jeff Eckert and James Esquivel handled the negotiations on behalf of ownership.

Henry S. Miller Brokerage EVP Dan Spika and associate Joseph Duhon brokered a 10,000 SF lease for Ultimate Lifestyles, LLC at 1701 Summit Ave. in Plano. Maverick Commercial, landlord of 1701 Summit Avenue, was represented by Mark Aston in the transaction.

Construction & Development

 

Thumbtechs Corp. selected Innovative Developers Inc. to renovate the firm’s new 5,236 SF corporate location at 201 S. Main St. Casey Herrell is the IDI construction project manager. Lease negotiations were completed by Chris Haller of Patterson & Associates and Dak Hatfield of IDI.

Thrivent Financial for Lutherans has appointed JLL as leasing agent for its 22,498 SF office building at 1700 Coit Road in Plano. The building is 40% occupied, and available space includes a drive-through that would be ideal for a bank or pharmacy. The JLL team includes associates Matthew Samler and Conor McCarthy.
