When we hunted down Ariel Guerrero for market data last week, we had to knock on a new door: He just left Grubb & Ellis and joined PMRG to head its expanded research department. Ariel tells us DFW leads the nation in annual employment growth. And you know what that means: office demand. The city's seen 2.5M SF of direct net absorption within the past 12 months, causing vacancy to decline 120 bps from the cyclical peak one year ago to 20.7%. Ariel doesn't crunch all these numbers alone: He relies on '80s music to get him through the workday.
