The Salvation Army may need moving crews instead of bell-ringers this season; it moved in immediately to its newly leased 100K SF industrial building at 2900 Ave. E. in Arlington, serving as the southeast regional disaster relief center.

Those blue skies make it hard to believe this building can have anything to do with disaster. Grubb & Ellis' Industrial Group’s SVP Brock Wilson and associate Mackenzie Schriber represented the owner, First Industrial Realty Trust. Lease Transactions

Zilli Furniture leased 12,562 SF of retail space at 2333 N. Central Expressway in Plano from Plano Expressway BDS LP. CBRE’s David Copeland  negotiated the lease on behalf of the tenant.

7K Beverage leased 2,379 SF of a retail space at 900 N. Hampton Road in DeSoto from Ross W. Peterson. CBRE’s Nathan Wood negotiated the lease on behalf of the landlord and Ryan Byrne repped the tenant.

Siemens Real Estate Inc leased 38K SF of office space at 2700 Esters Blvd in Irving from Acuity Brands Lighting, Inc. CBRE’s Steve Rigby and Mike Cleary negotiated the lease for the tenant.

Comforce Information Technologies Inc renewed its lease of 4,421 SF of office space at 15303 North Dallas Parkway in Dallas from SP US V5 Colonnade, LP. CBRE’s Jay BaileyJ.J. Leonard, and Susannah Wallace represented the landlord and CresaPartners’s Kim Phillips and Pamela Robinson represented the tenant.

ALC of Texas leased 2,208 SF of office space at 6901 Snider Plaza at University Park from HCP CRS1 Park Cities Dallas. CBRE’s John Woolsey  negotiated the lease on behalf of the tenant.

Sidran Inc. leased 25K SF of warehouse-distribution space in Marsh Business Park West, 1050 Venture Court in Carrollton from SeaCal Addison. Bradford Commercial Real Estate Services SVP Susan Singer and market director Jason Miller represented the landlord.

SMP Services renewed 8K SF of light industrial space at Woodlands Business Center, 2001 108th St. in Grand Prairie from Double R Woodlands Management, which was repped in the deal by Bradford’s market director Jason Miller and VP Jim Ferris.

Baker Hughes Oilfield Operations renewed 5K SF of distribution space at 940 Blue Mound Rd. in Fort Worth from Steele Folsom Martin JV, which was represented by Bradford’s SVP Todd Lambeth and EVP Karen Simon. Robert Lynn Co.’s Todd Hubbard represented the tenant.

Sales Transactions

Henry S. Miller Brokerage’s EVP Jim Turano repped the seller, Bank of Texas, N.A., in the disposition of 2.12 acres in Dallas located in the SWQ of Royal Lane and Denton Drive. Situated in a popular Asian trade district, the land currently serves as additional parking and a drive-through Bank of Texas ATM location. The new owners - Texas Forest Properties, Inc. were repped by RBR Properties, Inc.’s Bobby Rollings. They plan to develop the land for commercial retail.

Westmount Realty Capital sold approximately 3.9 acres of its land holdings at Westmount Health Campus to Forest Park Realty Partners III for the further expansion of its adjacent 66K SF Forest Park Medical Center, which was completed in March.

Development & Construction

Dallas-based Encore Multi-Family will begin construction on a 200K SF $18M apartment complex as part of the Transit-oriented Development (TOD) District in Burleson. The 200-unit, 12.25-acre Encore at Alsbury property will break ground in January. JHP Architecture designed the project. Encore Multi-Family is a subsidiary of Encore Enterprises.

Innovative Developers Inc. (IDI) is performing construction of approximately 13K SF of alterations in the existing Cancer Center facility at 906 W.Randol Mill Road in Arlington. Initial relocation of the Infusion Center from the 900 W. Randol Mill facilities next door is planned to begin this month. IDI’s Brad Rupay coordinated the design and engineering of the alterations, which will accommodate the relocation of the Infusion Center and supporting Pharmacy and the Stem Cell Research Facilities from 900 W.Randol Mill. IDI’s PM is Casey Herrell and interior design and space planning was provided by Karen Kroh of Kroh & Associates, and MEP Engineering by Larry L. Blackmon, Inc.

Executives on the Move

Innovative Developers Inc.’s VP Nina Petty was appointed to the Downtown Design Review Board and been selected chairman of the City of Fort Worth’s Modern Streetcar Task Force committee. Petty and Fine Line Diversified Development’s Matt Carter are the newest members of the eight-person board. Both will serve two-year terms ending in October 2011.

Adam Saphier took the helm of the Trammell Crow Company's Dallas-Fort Worth Business Unit to oversee the entire business unit, including all development and acquisition projects, new business pursuits, finance, and overall day-to-day operations. Saphier succeeds Denton Walker, who remains with the group as a senior. managing director.

Jones Lang LaSalle appointed Steve Triolet as research manager for the firm’s Dallas and Fort Worth offices. He will be responsible for directing the local research program, including statistics, market reports, and industry specific trends.
