Colliers International Hotels (formerly PKF Capital) managing director Hank Wolpert tells us the US National Historic Landmark is a luxury stern-paddle wheel steamboat currently based in Chattanooga, Tenn., operating as an 88-room hotel and lounge. At 285' long with four decks, it includes accommodations for up to 176 guests. In 1998, she underwent a $3.8M renovation and is the last remaining overnight passenger steamboat in the country, Hank tells us. Built in 1927 at the CN&L Shipyard in Stockton, Calif., the Delta Queen has logged more than 2M miles and carried more than 500k passengers.Her price tag: $4.7M. Talk about a trophy wife. | ||

Two tenants renewed and expanded their Class A office leases (totaling 52k SF) at 9400 NCX in North Dallas. The long-term deals were both early renewals. Promotion Network renewed an almost 37k SF lease and added 2k SF to mark its 11th year in the building. The national field-marketing and sale-support service leases part of the 15th floor and the entire penthouse floor for a regional office. Feld Real Estate and Cushman & Wakefield of Texas represented the tenant. Smith Jackson Boyer & Bovard signed an almost 14k SF lease adding 1k SF to its HQ. Transwestern's Sanders Thompson and Josh Knez repped the tenant. Bradford Commercial Real Estate Services SVPs Sharon Friedberg and Melanie Hughes repped landlord Younan Properties. The expansions and renewals increased occupancy to 70% in the 380k SF 16-story site at 9400 N. Central Expressway. The building's largest contiguous block of available space is 50k SF on floors 10 and 11. *** In another Bradford deal, SVP Susan Singer and EVP Bernard Deaton represented the landlord Arapaho Place in the 17k SF renewal of Southern Graphics Systems at Arapaho Place at 901 International Pkwy. in Richardson. Stream Realty Partners represented the tenant. *** Illes Seasonings & Flavors renewed its 150k SF industrial lease at 2200 Luna Rd. in Carrollton. JLL managing director Tom McCarthy and VP Nathan Orbin represented the tenant. The landlord,Billingsley Co., was self-represented by VP Carter Crow. 2200 Luna Rd. is a 269k SF Class A industrial distribution facility in the Valwood/Stemmons submarket. Ventura, Calif.-based Fausset Neely selected Grubb & Ellis as the leasing agent and manager of the Hills at Decker Court, a 100k SF, two-building office complex in Las Colinas. Fausset Neely purchased the property in June, making it the third acquisition the firm has made since December. SVP Russ Johnson and senior associate Sean Dalton, also rep Fausset Neely at Sherman Street Commons, a two-building 73k SF office complex in Richardson. The company purchased the office complex in January and is making significant renovations. Grubb leasing agents for the newest acquisition at 100 and 102 Decker Court in Las Colinas will be managing director Kathy Permenter, Russ, and associate Noreen Mehdi. Grubb's Miranda Drymon manages the property. The new owners have started renovating and upgrading the property. *** | ||

Two North Texas cities—Dallas and Denton (pictured pre-comic book store days)—were among 22 U.S. cities named "2010 Smarter Cities" for their investment in green power, energy efficiency measures, and conservation by the Natural Resources Defense Council's online resource center, smartercities.org. Energy is just one of a dozen sustainability factors that the Smarter Cities project team plans to analyze in the hopes of identifying those leader cities that for a specific factor are putting in place best practices, testing innovative new programs, and passing model legislation. Other Texas cities on the list are Austin and El Paso. |
