Grubb & Ellis repped 4Front Engineered Solutions in a 143k SF industrial lease at Valwood North Business Park at 1612 Hutton Dr.
 
Valwood North Business Park
The long-term lease expansion was handled by Grubb SVP Blake Anderson and associate Blake Matthews. Holt Lunsford Commercial's Jim Brice repped the owner, Principal Real Estate Investors. The location serves as 4Front’s corporate HQ, which occupies 79% of the property.

 

Lease Transactions

 

Henry S. Miller Brokerage’s VP Daniel Harris negotiated a 5k  SF lease for Lion’s Den Pub & Grill at Little Elm Towne Crossing, repping both the restaurant and the landlord, Little Elm Towne Crossing. Lion’s Den plans to debut its new restaurant in January.

Talon Oil & Gas leased 9k SF of retail space at 12255 Greenville Ave in Dallas from Dallas High Point Centre Association. Rick Rensi of CBRE negotiated the lease on behalf of the landlord. Kent Smith with NAI Robert Lynn represented the tenant.

Pat O'Keefe and David Liggitt of CBRE negotiated leases on behalf of the tenants in the following deals:

  • 28k SF of office space at 3001 E. President George Bush Turnpike in Richardson from Richardson Office Center II - Patrician for Pediatrix Medical Services Inc.
  • 13k S F of office space at 2505 N Plano Road in Richardson from Plano Lookout Partners for Samsung Telecommunications America.

  • 3k  SF office lease renewal at 909 Lake Carolyn Parkway in Irving from SP III 909 Lake Carolyn Parkway LP by DC CADD Company. Stream Realty's John Pope  repped the tenant.
  • 3k  SF of office space at 300 E John Carpenter Freeway in Irving from SP4 Las Colinas LP for 3Par Inc. JLL’s Andy Leatherman  represented the tenant.
  • 3k  SF of office space leased at 545 E John Carpenter Freeway in Irving from SP III E John Carpenter Freeway by Globally Fit and Well Inc.
  • Another 3k  SF of office space at 300 E John Carpenter Freeway in Irving from SP4 Las Colinas LP to Palladium Group Inc. OMS Strategic Advisors’ Lawrence Gardner represented the tenant.

Bossard North American Inc. leased 15k  SF of industrial space in Northpoint Trade Center Building III, 701 Eight Twenty Blvd. in Fort Worth, from 5739 Pacific Partners L.P. Bradford Commercial Real Estate Services SVP Todd Lambeth represented the landlord. Property Advisers Realty Inc. represented the tenant.

L.K. Comstock & Co. leased 15k SF of warehouse space at 409 N. 1st St. in Garland from a private investor in Rowlett. Bradford Cos. market director Chris Stout brokered the transaction.

The Plaza at Preston Center signed on Women’s boutique, POME, and custom jeweler Matthew Trent, to leases.

 

Sales Transactions 

Capital Commercial Investments Inc purchased a 146k SF office building at 100 E Royal Lane in Irving from Orix Capital Markets.Gary CarrRussell Ingrum, and Eric Mackey of CBRE negotiated the sale on behalf of the seller.

BREOF AIP Dallas LP sold a 80k SF office/flex building at 2900 Gateway in Irving. Gary Carr and Jonathan Napper of CBRE negotiated the sale on behalf of the seller.

The University of Houston purchased a 226-room Howard Johnson Hotel at 2705 East Houston Highway in Victoria from CFSB 2000-CI Victoria Lodging, a LNR Partners LLC. Bert Stevens of CBRE negotiated the transaction on behalf of the seller.

 

Construction and Development

Innovative Developers completed construction of the Berry Eye Center in Burleson for Dr. Nathan Berry. The one-story, 4k SF building is part of the master-planned Texas Health Burleson hospital development and is located at 2790 SW Wilshire Blvd. Innovative Developers is also constructing the eight-acre Texas Health Burleson development, which is scheduled to open during spring.

Construction is underway for a new trailhead entrance and other improvements at Twelve Hills Nature Center, a five-acre urban preserve located in the north Oak Cliff area of Dallas. Slated for completion early next year, the Twelve Hills' master plan was designed through a partnership between the north Oak Cliff community, Texas Parks and Wildlife Dept, Halff Assoc, and TBG Partners' Dallas office.

Executives on the Move  

TBG Partners promoted Kent T. Mendenhall, RLA, associate AIA, to principal at the firm's Dallas/Fort Worth office. Kent will continue to manage the landscape design process for many projects within the Dallas/Fort Worth office, including the Grand Solmar Lands End Resort & Spa in Cabo San Lucas and the 1,000-room Dallas Convention Center Hotel.
