10210 Central Place Partners awarded Jones Lang LaSalle the exclusive leasing assignment of 10210 N. Central Expressway, an almost 76k SF mid-rise office building at the corner of North Central Expressway and Blair Street.

10210 N. Central Expressway is 91% occupied, with 6k SF  of space available. JLL's managing director Steve Everbach and associate Conor McCarthy will lead the leasing and marketing efforts for the property, which has newly installed elevator and HVAC systems. Steve says the ownership's improvements to the facility add to the building's attributes like area amenities.
Leases

Two leases, totaling 21k SF, were inked in The Landmark. RNA Pharmacy Solutions leased almost 8k SF, repped by JLL's Doug CarignanPrism Hotels & Resorts inked 13k SF, repped by CBRE's Rob Jones. Capstar's Ward Eastman and Robert Powell repped the landlord, Trigate Capital. First American Title Insurance Co. leased 6k SF in Park Center. Cushman & Wakefield's Matt Heidelbaugh repped the tenant. Capstar's Trey Smith and Robert Powell repped the owner, Bentley Forbes.

Just Fitness 4 U of Mesquite leased 37k SF of retail space at 2524 N Galloway in Mesquite from Rainier Sunwest Portfolio I. CBRE's David Copeland and Michael Meaden represented the landlord.

The LaSalle Group leased 22k SF of office space at 545 E. John Carpenter Frwy in Irving from SP III 545 E John Carpenter Freeway. CBRE's Bill Lokey and John Fancher represented the landlord while Lester & Gallini's David Lester and Joe Gallini represented the tenant.

RPM-TEC leased 67k SF of industrial space at 200 Northpoint Dr in Coppell from Cabot II - TX1LO1. CBRE's Ryan Keiser represented the tenant.

Formica Corp leased 14k SF of industrial space at 2517 109th St in Grand Prairie from Prologis. CBRE's Travis Sapaugh represented the tenant.

Univar USA leased 12k SF of industrial space at 11072 Grader St in Garland from AMB Property II. CBRE's Corbin Crews repped the tenant.

The Pisa Group inked almost 10k SF at 1220 E. Campbell Rd in Richardson. Arledge Partners Real Estate Group's Susan Arledge and Jeffrey Pappas repped the tenant. Mark V Commercial's Mike McCartan and Jeff White repped the landlord.

Moore Wallace North America renewed its 13k SF lease at Corporate Tech Center II at 1800 Lakeway Dr in Lewisville. Stream Realty Partners' Tim Terrell represented the landlord, Ritter Management.

Carter Business Center
Goodman Distribution leased 26k SF in Carter Business Center at 7841 Will Rogers Blvd in Fort Worth from Carter Industrial Partners. Bradford Commercial Real Estate Services market director Nick Talley represented the landlord. Transwestern's Brant Landry represented the tenant.

Premier Install Movers leased 13k SF of distribution space in Trinity West Business Park, Building B at 2450 114th St in Grand Prairie from William J. Owen Trust and OMO Investments. Bradford Commercial Real Estate Services VPs Jim Ferris and Michael Spain represented the landlord.

The mixed-use Watters Creek at Montgomery Farm added three new tenants and signed two others. Now open is The Londoner,Merle Norman, and Chloe's Treasures. Coming soon:Anthropologie (Oct. 2011) and Bonnie Ruth's (next month).

Nortiz America Corp. renewed 14k SF of warehouse space in Heritage Business Park at 720 Industrial Blvd in Grapevine from A&B Properties. Bradford Commercial Real Estate Services VP Michael Spain and SVP Todd Lambeth represented the landlord. Cresa Partners' David Willis represented.

Crestview Tower
Stream Realty's Rebecca Rambie and Tim Terrell inked 78k SF of deals this year in the 263k SF Crestview Tower in Irving. The property underwent renovations in 2010 to include a new fitness center, on-site deli and cafeteria, conference room, and renovated lobby.

VCC renewed its lease at 600 E. Las Colinas Blvd and expanded to 9k SF. JLL's Alan WoodCampbell Henry, and Rachel Brown represented the tenant in the five-year lease extension.

Discount Maintenance Marine signed an almost 6k SF expansion lease at The Pantego Auto Mall at 2101 W. Pioneer Pkwy, between Fielder and Bowen in Arlington. SCM Real Estate Services' Judy Zoch Nitzinger represented the landlord.

Daniel O'Donnell joined HFF's national loan sales group and will be responsible for sourcing loan sales transactions with a focus on distressed debt nationwide. Daniel joins the Dallas office as an associate director in the national loan sales group where he is responsible for sourcing, evaluating, structuring, and executing loan sale and distressed debt opportunities. He will also be working closely with the debt placement and investment sales groups in the Dallas office on select transactions.

Dan Smith launched Four Point Alliance, a real estate advisory firm specializing in expert witness testimony in CMBS lawsuits, CMBS loan servicing, and asset management. Dan was formerly the managing director of capital markets lending in the US for RBC Capital Markets. Prior to RBC, Smith was SVP of North America Debt for General Electric Capital.

Sales

Centric Capital Partners completed a sale-leaseback on the RaceTrac convenience store at 5151 Lemmon Ave in Dallas. The property was purchased directly from RaceTrac Petroleum and is subject to a long-term lease agreement. CBRE's Sterling Champ and Centric Capital's Robert Williams handled the negotiations.

KM-Flower Mound purchased 44k SF of retail space at 2021 and 2111 Justin Rd in Flower Mound from 2011 & 2111 Justin Road Holding. CBRE's Jennifer Pierson and Beth Pierson represented the seller.

Ace Hardware purchased an almost 10k SF former CVS freestanding building at Sycamore School and Hulen in Fort Worth. The Retail Connection's Brandon Trimble and Jim Weir repped the tenant. Cushman & Wakefield's Brandon Beeson repped the landlord, DDR.

Cartopia Auto Spa purchased a 1.2-acre site on FM 544 at McCreary in Wylie. United Commercial Realty's W. Thurston Witt represented the tenant. United Commercial Realty's Darrell Hernandez and J.D. Robertson represented the landlord, Wylie Center LLC.

Cook Children's Health Care System purchased a 2k SF professional building at 1129 6th Ave in Fort Worth. Brand Capital Partners' Jeff Brand represented the seller. He says it has been leased by Cook for the past 10 years as a medical office building for pediatricians. Located on a 5k SF parcel near Hemphill on 6th Avenue, the building is just a few blocks from the main hospital.

Cadence McShane Construction received the Tilt-Up Achievement Award â€“ Office Division from the Tilt-Up Concrete Association for the completed 92k SF 10740 Medical Office Building, a Class A, four-story, medical office facility at 10740 North Central Expressway in Dallas. Marasco & Associates and Alliance Architects provided the architectural services, including shell design together with the design and layout of each individual medical tenant suite. The Tilt-Up Concrete Association selects projects that illustrate the variety,beauty and flexibility of  tilt-up  construction.
