The Lights Are Much Brighter There
Downtown Dallas Inc. CEO John Crawford often makes the case that there's still value in a downtown address. But then again, that's his job. Yet here's some proof: In a direct deal, Architectural firm RTKL Associates signed a 12-year renewal for its 62k SF Republic Center at 325 N. St. Paul St. in the Dallas CBD.

Transwestern VP Cris Jordan (who repped landlord Four Point Star) tells us, “RTKL has been committed to downtown. CEO Lance Josal, who runs RTKL nationally, was originally running the Dallas office and relocated RTKL to Republic Center. He was passionate about the urban environment, and they've kept that focus.” Republic Center, in the historic Republic Bank building, underwent a $75M renovation in 2000. RTKL moved downtown and joined the project as one of its earliest tenants.

We caught up with Cris at the Bisnow breakfast last week. She tells us direct deals are  unheard of  right now: “The fact that a landlord and tenant were able to communicate directly speaks to the strength of our relationship.” RTKL led the architectural and design work for Republic Center's residential tower, Gables Republic Tower, which opened in 2007. It's one of three buildings in the 1.5M SF project, Cris tells us. The tower was built in 1954 and, at the time, was the tallest building west of the Mississippi.
