The Next Uptown?
March 9, 2011
Geographically, the name Uptown won't fit. But Sylvan|Thirty developers is hoping to create a similar style neighborhood by redeveloping in North Oak Cliff/West Dallas. It starts with a new organic grocer opening fall 2012. Its anchor: Not your typical big-box.
Family owned Cox Farms Market, based in Duncanville, will open at Sylvan and Fort Worth avenues as the 11k SF anchor. (Developers: Oaxaca Interests and Drexel Realty Partners.) Cox Farms Market specializes in farm fresh produce, natural, organic, and whole foods, nutritional and body care products. This will be Cox Farms Market?ssecond location in North Texas (also at S. Main St in Duncanville), now in business for 20 years.
Like Uptown in the 1990s, Sylvan|Thirty is located in what many consider to be the next big area for redevelopment in Dallas' core, Oaxaca Interests prez Brent Jackson tells us. With the affluent, trendy North Oak Cliff area immediately to the south and the new Calatrava bridge that will connect West Dallas to downtown going in down the street to the east, there's a pent-up demand for restaurants, retail, lofts, and local grocery options, he says. With its focus on farm fresh produce and natural food products, a local family heritage, diverse customer appeal, and strong history of community involvement, he says Cox Farms Market is the perfect anchor.
Just minutes west of downtown Dallas, the area is being transformed into a trendy bohemian neighborhood. Designed by Lake Flato and planned by Hodges and Associates, the mixed-use project (rendered above) will be LEED certified and a strong draw for the green friendly and organically minded consumer looking for restaurant, loft space, and similar retail destinations, Brent says. The announcement of the project comes on the heels of Walmart execs' news that the retailing giant plans to add three new stores in South Dallas (where Aldi also opened several locations last year).
