This Week's Dallas-Fort Worth Deal Sheet

United Pacific Industries is moving its headquarters to Core5 Logistics Center in McKinney.

The 279K SF location will allow the auto parts manufacturer to meet robust growth and operational needs, per a news release.

“This design-build project is one of the first cross-dock buildings of this size built in McKinney during this cycle to serve a growing tenant base,” Citadel Partners’ Scott Jessen said in a statement. “Core5 has demonstrated that McKinney is a great place to be with a strong talent base and corporate tax incentives.”

Jessen, along with Citadel Market Principal Andy Goldston, represented the seller, Atlanta-based Core5 Industrial Partners. Dan Spika, principal and executive vice president at Henry S. Miller Cos., represented UPI.

UPI plans to move into the facility before the end of the second quarter.

PEOPLE

KAI hired Jason Keung as project manager in the DFW office. In his role, Keung is responsible for the internal and external success of project design, schedules, deliverables and budgets. He brings 15 years of industry experience to the firm.

HALL Group appointed Hans Ritten as general manager for the upcoming HALL Park Hotel and Ashley Herrera as senior property manager for The Monarch at HALL Park residential tower. Both the hotel and residential tower are currently under construction, part of the first phase of HALL Park’s new $7B master plan, which will transform the development from office-only to mixed-use.

LEASES

SouthernCarlson signed a lease for 37K SF of industrial space at 2545 Golden Bear Drive in Carrollton. Johnny Anderson and Mark Graybill of Lee & Associates DFW represented the landlord, SL6 Logistics.

Happy Hippie Brewing Co. leased 11K SF at 500 Lockwood Drive in Richardson from Durkin Properties. The brewery will have a spacious taproom with indoor and outdoor seating as well as performance stages for live music.

  • ResMan renewed 22.2K SF at Parkway Centre I, 2901 North Dallas Parkway in Plano. Stream’s Matt Wieser, Ryan Evanich and Patrick Cruz represented the landlord, Wolverine Interests. Campbell Puckett and Noreen Mehdi with CBRE represented the tenant.

  • Primoris Services Corp. leased 40K SF at The Ridge at 121, located at 350 Highland Drive in Lewisville. Stream’s Chase Lopez and Tim Terrell represented the landlord, Peak Holdings. Cheryl Casserly, Larry Serota and Jordan Wade with Transwestern represented the tenant.

  • Southwest Carpets renewed 46K SF at 121 Lakepoint Crossing, 2525 East State Highway 121 in Lewisville. Stream’s Bob Hagewood and Mac Hall represented the landlord, Stockbridge. Kee Commercial Realty represented the tenant.

  • Hayes Co. renewed 530K SF at Skyline Business Park, 1201 Chase Road in Mesquite. Stream’s Matt Dornak and Ryan Wolcott represented the landlord, Cabot Properties. Paladin Partners represented the tenant.

SALES

Houston-based Nitya Capital sold the 128-unit Candlelight Park Apartments in Duncanville to Lone Star Capital. Over the past four years, Nitya has added value to the asset through interior and exterior renovations. 

CONSTRUCTION AND DEVELOPMENT

Lowe’s signed a lease for 78K SF at Landmark at the Meadows, a Class-A industrial warehouse project underway in Mesquite. The transaction was negotiated by JLL’s Kurt Griffin and Nathan Orbin. Landmark Cos. is the developer on the two-building spec industrial project, located at 2401 and 2601 East Meadows Blvd.

Stillwater Capital Investments started construction on the first phase of 121 Technology Park, part of an 84-acre, mixed-use development in Allen. The project's initial phase will feature four Class-A buildings offering 370K SF of technology manufacturing and industrial space.
