A 1.8M SF business park is headed for Rowlett.
Jackson-Shaw will develop Lakeview Business District, a 165-acre master-planned project built in two phases along President George Bush Turnpike at Merritt and Liberty Grove roads, according to a news release.
Phase 1 will consist of five buildings totaling more than 1.1M SF of Class-A industrial space. Construction is set to begin in March.
“Lakeview is a prime location in the middle of the nation's fastest-growing counties and adjacent to the Garland labor pool,” Jackson-Shaw Vice President of Development Miles Terry said in a statement. “Combined with strong market fundamentals and need for product in this area, Lakeview is poised to become a major economic hub.”
Peinado Construction is the general contractor, Pross Design Group is the architect, Hunt & Joiner is the structural engineer and Kimley-Horn is the civil engineer. Bank OZK and Affinius Capital provided the financing. Compatriot Capital is the equity partner.

Weitzman promoted Lynn Van Amburgh to senior vice president and Ben Terry to senior vice president and director of portfolio leasing. Van Amburgh is responsible for leasing a portfolio of DFW retail properties, including Golden Triangle Mall in Denton. Terry, who joined Weitzman in 2022 from Kimco, supervises the leasing team responsible for project representation for a large DFW portfolio.

Dallas-based MCS promoted Jeff Connell and Tracy Hager to senior vice president for mortgage services and chief relationship officer for mortgage services, respectively. The two have nearly 50 years of combined experience in the mortgage services industry.
LEASES
Trina Solar signed a 1.4M SF lease at Tradepoint 45 West, an industrial development in Wilmer. The company is investing more than $200M to open its first manufacturing facility in the U.S. Upon opening later this year, it is expected to create 1,500 regional jobs. Stream represented both the landlord and the tenant. Vice President Ridley Culp, Senior Vice President Luke Davis and Managing Director Matt Dornak represented ownership, while Senior Vice President Forrest Cook, Vice President Jeff Rein and Executive Managing Director Seth Koschak represented Trina Solar.

Lee & Associates DFW completed a sale transaction for 27K SF at 2025 Wall St. in Garland. Taylor Stell and Brett Lewis of Lee & Associates DFW represented the landlord.
CONSTRUCTION AND DEVELOPMENT
The Sason Organization completed a $2.5M renovation at Cascade One and Two, its 97K SF office complex at 104 and 106 Decker Court in Irving. Sason acquired the properties, its first Dallas-area investment, in the fourth quarter of 2022. Stream Realty Partners Senior Vice President Chase Lopez and senior associate Patrick Cruz oversee leasing at the complex.

Hillwood Communities closed on 1,380 acres where it plans to build Ramble by Hillwood, a 400-home community scheduled to break ground later this year. The sale was brokered by David Davidson Sr. of Davidson Real Estate. The total value of the development at full build-out is projected to be about $4B, which will include single-family, multifamily and commercial developments.
FINANCING
HPI Real Estate Services & Investments finalized a $155M loan extension for Ross Tower, a 1.1M SF office building at 500 N. Akard St. in Downtown Dallas. Since acquiring Ross Tower, ownership has invested nearly $20M upgrading the interior and exterior.

Dallas-based Mohr Partners formed a strategic partnership with CDNGlobal, a Canadian brokerage and advisory firm, to deliver occupier and capital markets solutions throughout North America. The firms began collaborating on cross-border U.S. and Canadian client mandates in 2022 and, together with their international partners, now have more than 1,000 employees covering 70 cities across the globe.
