This Week's Dallas-Fort Worth Deal Sheet

Crow Holdings Development broke ground on Core30 Logistics Center, a two-building industrial complex in East Dallas.

The project is at 5323 Lawnview Ave. and totals 511K SF across two buildings. It is scheduled for delivery by the first quarter of next year.

“The Crow Holdings Development team looks forward to bringing this last-mile, infill project to the market, meeting the anticipated demand for a logistics center with proximity to airports, freeways, and a great labor supply for future tenants,” Brad Cooper, managing director in CHD’s industrial group, said in a statement.

Stream Realty Partners Managing Director and partner Matt Dornak and Vice President Ridley Culp are handling leasing. Other key contributors include general contractor McFadden & Miller and architect Azimuth Architecture.

Jeremy Brubaker joined Partners Real Estate’s Dallas office as a partner. Prior to joining the firm, Brubaker served as an executive vice president at NAI Robert Lynn, overseeing the Uptown and Preston Center office markets.

SALES

A joint venture between Anthem Development and ATX Acquisitions purchased Eleven600 Apartments, a 216-unit multifamily building at 11600 Audelia Road in Dallas. The partnership plans to implement strategic enhancements to the Lake Highlands property, including upgrades to common areas, amenities and resident services.

Cushman & Wakefield arranged the sale of a Plano industrial portfolio consisting of eight buildings totaling 846K SF. The buyer was DRA Advisors. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, Madeleine Supplee and Trevor Berry represented the seller.

CONSTRUCTION AND DEVELOPMENT

Alpine Start Development broke ground on Alpine Fossil Creek, a 296-unit garden-style apartment community in Haltom City. The development should be complete by early 2026, but it expects to have its first units and clubhouse available by summer 2025.

Dill Dinkers inked a regional development deal that will bring at least 50 indoor pickleball locations to Euless, Southlake, Keller, Frisco, Little Elm, McKinney, Mansfield and the surrounding area. The team has identified several commercial spaces for their initial locations, each of which would encompass 15K SF or more across between six and 12 courts.

Realty Capital signed an agreement with Marriott International to develop an Autograph Collection hotel and residences on Lake Grapevine in the Lakeside Village mixed-use development. The Autograph Collection hotel will be 12 stories with 181 guest rooms and suites. Coury Hospitality will manage the hotel. Lakeside Village is in the final phase of its 160-acre, $2B mixed-use project that includes more than 40 shops and restaurants, offices, entertainment, public amenities and approximately 2,500 residences.
