This Week's Dallas-Fort Worth Deal Sheet

Stonelake Capital Partners will build the next phase of its $250M, 25-acre, urban residential district along Singleton Avenue in West Dallas called Trinity Green. This fall, Stonelake will break ground on Phase 4 at Trinity Green, a 324-unit Class-A apartment project, with Wood Partners. Phase 1 of Trinity Green, a 355-unit Class-A multifamily project called The Austin, will open this month.

Alta Trinity Green will deliver first units in the spring of 2019. At build-out, Trinity Green will have 1,500 units and a one-acre central park.

Greysteel arranged the sale of Royal Lane Apartments, a multifamily property at 2825 Royal Lane in Dallas. Greysteel’s Boyan Radic, Doug Banerjee, Andrew Mueller and Andrew Hanson repped the seller.

N&N Dedicated Solutions purchased a 10K SF building at 2330 Quincy St. in Dallas from Paul W. & Mary Caudle. Mercer’s Turner Petersen and David Guinn repped the buyer.

SEI Incentives renewed its 6K SF lease at 122 West in Irving. Colliers’ Daniel Rudd and Billy Vahrenkamp repped the tenant. Younger Partners’ Sean Dalton and Kathy Permenter repped the landlord.

Geodis Logistics leased 115K SF of industrial space at 217 Wrangler Drive in Coppell from Curci Wrangler. CBRE’s Ann Huntington repped the tenant. Transwestern’s John Fulton and Brett Owens repped the landlord.

Dallas-based Tuesday Morning signed a lease expansion adding 5K SF to its store in Hulen Fashion Center at 5200 South Hulen St. in Fort Worth. The expanded footprint of 14K SF will undergo a full renovation. Venture Commercial’s Easley Waggoner Jr. and Amanda Throckmorton repped Hulen Fashion Center. Terra Mediterranean leased 6K SF at The Shops at Willow Bend Restaurant District at 6121 West Park Blvd. in Plano. CBRE's Greg Pierce and Ryan May repped Terra Mediterranean in site selection and lease negotiations.

Clarion Partners leased 96K SF at Peachtree Distribution Center at 510 North Peachtree Road in Mesquite to Bronco Packaging Corp. Stream’s Matt Dornak and Ryan Wolcott repped the landlord. Brett Lewis with Lee & Associates repped the tenant.

CHEP USA renewed and expanded into a 200K SF lease at 1201 Big Town Blvd. in Dallas. Stream’s Cannon Green, Matt Dornak and Ryan Wolcott repped the landlord, Huntington Industrial. Cushman & Wakefield repped the tenant.

Brown Company Partners selected Cushman & Wakefield to oversee leasing of Legacy Park, a five-building office campus in Plano’s Legacy business park. The single-story office buildings sit off Spring Creek Parkway at Parkwood Boulevard. Two of the five facilities have already been constructed on a speculative basis. The other three buildings, which range from 28K to 56K SF ,will be developed as leasing momentum builds.

KPMG Plaza at Hall Arts

San Francisco-based law firm Sedgwick leased a 4K SF spec suite on the seventh floor at KPMG Plaza at Hall Arts. Sedgwick began occupying the lease in March 2017.

DEVELOPMENT

The final building of Crow Holdings’ Old Parkland development on Maple Avenue in Dallas is scheduled to deliver in Q1 2019. The six-floor, 90K SF office building will include a three-level underground garage on the 10-acre campus. United Kingdom architect Craig Hamilton designed the building, along with The Beck Group.

FINANCING

JPI closed financing for Jefferson Woods, a 456-home Class-A community at North Central Expressway and Glenville Drive in Richardson. The community will have urban-style architecture with extensive amenities and immediate access to Spring Creek Nature Area.

Hillwood Communities won nine awards from the Dallas Builders Association for its Union Park project in Little Elm and Harvest project in Argyle.

Brant Brown, chief financial officer and chief operating officer of Westmount Realty Capital, has been appointed to the advisory board of the SMU-Cox Folsom Institute for Real Estate.

Cushman & Wakefield senior director Robbie Baty was named office broker of the year by NAIOP North Texas. Baty was one of the top producers in Cushman & Wakefield’s Dallas office for 2016, with 58 transactions totaling 1.2M SF.

JLL consolidated several business lines in a new Fort Worth office. The 17K SF office in Wells Fargo Tower in Fort Worth merges the established JLL Fort Worth team with the recently acquired Integra affiliate. More than 40 employees will provide tenant representation, industrial, investment sales and financing, agency leasing, appraisal and capital markets services from the new location.
