This Week's Dallas-Fort Worth Deal Sheet

A division of Woodbine Development Corp., Woodbine Legacy Investments, has purchased the Hilton Dallas Park Cities hotel.

This purchase of the 224-room hotel at 5954 Luther Lane in Dallas is the first purchase of Woodbine’s new, $85M fund. HFF’s John Bourret and Austin Brooks represented the undisclosed seller.

Tayloe Call joined KWA Construction as executive vice president. Call will oversee daily operations and work with President Brian Webster.

Shane Williams joined Leo A Daly Dallas as design director of healthcare. Williams will concentrate on expanding the company's healthcare footprint throughout Texas, Oklahoma, New Mexico, Arkansas and Louisiana.

SALES

Local ownership acquired Tierra Del Sol apartments in Irving with a non-recourse agency loan. Old Capital arranged the 75% loan-to-cost assumption plus a supplemental loan. The remaining term was seven years with a 30-year amortization at a low fixed rate. Old Capital closed the deal on the 260-unit property in 44 days.

ABC Supply acquired a 60K SF building on five acres at 1075 Northwest John Jones Drive in Burleson. Cushman & Wakefield’s Mark Collins, Dean Collins and Karen Decker represented the buyer in negotiations with the seller, Birdwell Cleaning Products Inc.

CNB Real Estate purchased a 19K SF retail/warehouse center at 105 West 7th St. in Corsicana. Tom Heraty and Vicki Parker of NAI Robert Lynn represented the seller.

The 70-unit Tuscany Square Apartments in Arlington has a new owner after less than 60 days on the market by Anthem Advisors. The buyer obtained new financing and plans to renovate interiors to push rents.

Patterson Leasing Inc. sold a 39K SF industrial building at 3730 Dilido Road in Dallas to Tuong Nguyen. CBRE’s Tim Vogds represented the seller.

Premilec USA sold a 28K SF industrial building at 2925 Galleria Drive in Arlington to Michael McLarty Investments. CBRE’s Wilson Brown represented the buyer. CBRE’s Brian Gilchrist represented the seller.

Nantucket Island Apartments in Dallas

Rowan Properties closed on the 50-unit Nantucket Island Apartments in Dallas. Rowan represented both the seller and the buyer, who was in a 1031 tax-deferred exchange.

Five Below leased 10K SF at the corner of U.S. Highway 380 and U.S. 75 in McKinney. The Retail Connection’s David Levinson represented the landlord, Core Property Capital. Edge Realty’s Tyler Grisham and Greg Bracchi represented the tenant.

The continent’s largest plumbing wholesaler has inked 12K SF of showroom space in Frisco. Ferguson Enterprises will open its fifth DFW showroom at The Shops at Preston Ridge at 8008 State Highway 121. Mark Reeder and Ryan Johnson with SRS Real Estate Partners represented the tenant. Yardi Systems leased 55K SF in Freeport Office at 8616 Freeport Parkway in Irving. Cushman & Wakefield’s John Fancher and Rodney Helm represented the landlord, UBS Realty. Yardi Systems also renewed and expanded its lease for a total of 36K SF in Signature Exchange at 14755 Preston Road in Dallas. DEVELOPMENT

Netscout Systems will be relocating its regional research and development office to One Bethany at Watters Creek in Allen. By summer 2018, the technology provider will lease a 145K SF office building from Kaizen Development Partners and relocate over 500 employees from its Plano facility. The three-story, Class-A facility will have an outdoor courtyard, a fitness center and a cafeteria, and a parking garage for the exclusive use of its employees.
