A Washington State multifamily investor sold the 72-unit Villa Encanto Apartments at 2850 Clydedale Drive in northwest Dallas to a local buyer in an all-cash off-market transaction.
The 98%-leased complex sits on 1.6 acres in the Bachman Lake submarket. The new owner will spend $300K on property improvements. National Apartment Advisors’ Sam Pettigrew represented the seller, OCF LLC, in a direct deal with Dallas Villa Encanto Apartments LLC.

Fidelis Realty Partners hired Mike Watson as vice president of leasing. Watson has a background in shopping center leasing, development, dispositions, acquisitions, property management and tenant representation.

Strive sold Christian Brothers Automotive, a long-term triple, corporate-guaranteed net lease in Lakeway. Strive’s Jason Vitorino represented the seller, a private owner from Houston, and also procured the buyer, an Austin investor.

Strive sold Kiddie Academy in Little Elm. The long-term net-leased asset was built in 2016 and leased to a local franchisee. Strive’s Jason Vitorino listed for the seller, a Texas developer. The buyers, a partnership of four investors from Phoenix, Arizona, were represented by an outside broker and bought the asset to fulfill a 1031 exchange.
