Aligned Data Centers plans to build a data center campus on a 27-acre site in Mansfield and reinvest in the community.

Aligned Data Centers' Mansfield project will contribute to the more than 5 GW of capacity it is building.
The initial capacity for Aligned's DFW-03, which will feature an on-site substation, is expected to be available before the end of the year to meet rising demand for artificial intelligence, cloud and enterprise applications.
“Our focus will be on delivering the high-performance infrastructure our customers require to power their AI/cloud workloads and support the highest-density GPUs, with near-term power availability,” Aligned CEO Andrew Schaap said in a statement.
Aligned's DFW-03 will leverage the company’s modular infrastructure to accelerate deployments through prefabrication of components and on-site delivery of equipment. The design is expected to minimize cost and risk while enhancing sustainability and quality. The data center will have Aligned’s proprietary air and liquid cooling technologies to accommodate densities upward of 350 kilowatts per rack.
The company also established the Roots for the Future Fund in partnership with the city of Mansfield to support beautification efforts and enhance the sustainability of the community.

Landsea Homes Corp. named homebuilding veteran Stewart Parker as the president of its Dallas-Fort Worth division. Parker joins Landsea Homes after serving as the national vice president of homebuilding operations for Homebound. He has more than 25 years of experience.
SALES
Overwatch Capital picked up the 150K SF Resilience DFW data center facility at Legacy West in Plano. The facility will serve as the flagship location for Overwatch Capital’s Resilience Series as a 30-megawatt data center powered by a clean energy microgrid. Construction and infrastructure upgrades are slated to start immediately, with initial operations projected to begin in the fourth quarter of 2026.

The parcel in Fort Worth sold to an undisclosed party in late 2024.
A more than 1-acre parcel at Berkshire Corner, located at the southwest corner of Blue Mound Road and U.S. Highway 287 in Fort Worth, sold just before the end of 2024. The Woodmont Co.’s Hannah Boswell and Tim Zimmer represented the seller. LiNC Commercial Realty’s Shawn Djavaherian represented the buyer, which plans to build a 10K SF project at the site.

Knightvest Capital acquired the 331-unit Skye of Turtle Creek multifamily high-rise in Uptown Dallas. Knightvest plans to renovate many of the units and make significant updates to the exterior and common areas. As part of the renovation efforts, Knightvest renamed the community built in 1998 as Remi.
LEASES
Southern Cross LLC leased a 25-acre tract at 2808 Pintail Road in Arlington from Texas Star Inc. Bradford Commercial Real Estate Services’ Jim Ferris represented the tenant, while Capstone Commercial’s Scott Jackson and Jadon Bly represented Texas Star Inc.
CONSTRUCTION AND DEVELOPMENT
Lovett Industrial and Crow Holdings Capital began construction on Interchange 80, a more than 14-acre urban infill development in Mesquite. The logistics facility will feature a 203K SF rear-load building with a 32-foot clear height. It will also include a 130-foot truck court and will accommodate up to 72 trailer parking spaces.
Marketing and leasing efforts for Interchange 80 will be handled by Lee & Associates’ Brett Lewis, Taylor Stell and Alex Wilson. Construction financing was provided by Texas Capital Bank. Conlan Construction is the general contractor, LGE Design is the lead architect, and Kimley-Horn and Associates is serving as the project’s civil engineer.
FINANCING
Florida-based Floridays Development Co. secured a $41.5M senior construction loan with the assistance of the Dallas Colliers team for the development of Harborside at Sapphire Bay in Rockwall. The 316-unit waterfront apartment community is at 1101 Sapphire Bay Blvd. Colliers’ Jorg Mast, Chris Paul and Danny Miller assisted the developer in securing the transaction.

The Grande Center in Irving is more than 96% leased.
Weitzman renovated the Grande Center retail center in Irving. The 78K SF center received a modern color scheme, resurfacing of its stucco facade, illuminated tenant signage and LED lighting upgrades.
Weitzman’s Jennifer Chandler directed the renovation on behalf of the center’s joint venture ownership. Hodges & Associates was the architect for the renovation, and the general contractor was Preston Pierce Construction. Weitzman’s Chas Fisher and Andrew Wright directed the construction process.
