This Week's Dallas-Fort Worth Deal Sheet: California Company Leases Second North Texas Office
Structural connectors company Simpson Strong-Tie tied down more than 38K SF at Granite Park 6 in Plano.

The floor-and-a-half lease will be the second North Texas office for the California-based company. It also has a production facility in McKinney.
Amenities at the building include a two-story lobby with a market café and a landscaped amenity terrace connected to a fitness studio, indoor customer lounge, and golf simulator.
CBRE’s Doug Carignan, Christy Rhea and Ryan DeAngelis represented Simpson Strong-Tie, while landlord Granite Properties was represented by its in-house leasing team of Robert Jimenez, Burson Holman and Elizabeth Fortado.
“We have signed five leases over the past five months with prominent companies that desire a highly amenitized and elevated work experiences to benefit their employees and clients,” Granite Properties Senior Managing Director Paul Bennett said of Granite Park 6 in a statement.
Several of Simpson Strong-Tie’s current home office employees in the area will start working from the location in the fourth quarter.
CBRE will manage the Simpson Strong-Tie build-out on the 11th and 12th floors, working with OTJ Architects and general contractor Pacific Builders.
Highwoods Properties is Granite’s joint venture equity partner for Granite Park 6.
PEOPLE
Trademark Property Co. hired Peter Cavazos as vice president of asset management. He will be responsible for driving budget initiatives, optimizing property financial and operational goals, and prioritizing value creation for Trademark’s partners and investors. Cavazos was vice president of capital markets for Dalfen Industrial before joining Trademark.

Mycon General Contractors hired Terry Hellmich as its director of preconstruction. He has more than 26 years of industry experience and will help lead Mycon’s preconstruction efforts, ensuring strategic planning, cost management and project execution for clients across multiple sectors.

Colliers added Jakob Andersen as executive vice president. Anderson has more than 20 years of real estate experience and is based in Dallas. He will focus on delivering strategic investment solutions for clients across the North Texas market. Andersen previously served as executive managing director at Newmark.

Pfluger Architects promoted Dallas-based architect Chad Martin to principal. Martin has 26 years of experience and joined Pfluger nearly three years ago.
SALES

JLL Capital Markets announced the sale of Elizabeth Creek Gateway Buildings D and E at 16000 and 15716 Wolff Crossing in the AllianceTexas master-planned development. The two industrial buildings were completed in 2021 and total more than 1.1M SF. JLL represented the seller in the transaction, while an affiliate of WPT Capital Advisors acquired the property. The JLL Capital Markets Investment Sales and Advisory team was led by Trent Agnew, Tom Weber, Pauli Kerr and Andrew Griffin.

Quick n Clean 69 LLC, Quick n Clean TX 6 LLC and GNC Garages of Frisco LLC purchased just over 8 acres at the intersection of Parkwood Boulevard and Lebanon Road in Frisco from Rudco Land LLC. NewQuest’s Nick Ramsey represented the buyer, while the Retail Connection’s Brandon Trimble represented the seller.

Marcus & Millichap announced the sale of the nearly 127K SF O’Connor Ridge office building in Irving. Marcus & Millichap’s Ron Hebert, Joseph Jaques, David Fersing, Nick Fluellen and Bard Hoover marketed the property on behalf of the California seller. Hebert and Jaques also procured the DFW-based buyer. Located at 4545 Fuller Drive, O’Connor Ridge includes 30 office suites and was built in 1980.

SPI Advisory acquired the 416-unit Encore 380 Apartments in Aubrey. The garden-style community was formerly known as Century 380 Apartments and was acquired as an individual asset from a larger portfolio sale. Eastdil Secured represented the seller. SPI plans to add washers and dryers to all units as well as upgrade the exterior, common areas and amenities.

Flagship Healthcare Properties acquired a 100%-leased medical outpatient building and ambulatory surgery center in Grapevine. The nearly 18K SF property at 2201 Westgate Plaza was built in 2010. It includes clinical office space and a surgery center featuring eight exam rooms and two operating rooms. Flagship will provide property management and asset management services for the building.

A joint venture of RangeWater Real Estate and CenterSquare Investment Management purchased the Sorrel Phillips Creek Ranch residential community at 5050 FM 423 in Frisco. Sorrel Phillips Creek Ranch features 352 apartments built in 2015. Amenities include a luxury clubhouse, a fenced bark park, a resort-style swimming pool, a media center and a fitness center. RangeWater plans to make capital improvements to the property’s interior and exterior. The acquisition was an off-the-market deal, and the price was not disclosed.

Zanlyn LLC renewed and expanded its lease to more than 12K SF, adding 2,000 SF of flex space at 224 N. Story Road and 201 Brown Drive in Story Business Park in Irving. Bradford Commercial Real Estate Services’ Jason Finch and Michael W. Spain represented the landlord, Story EPA LLC.

Anderson will relocate its corporate headquarters from its existing space at Granite Park to take more than 30K SF on the building’s top floor. JLL’s Conor McCarthy and Jayme Schutt represented Anderson in lease negotiations, while JLL’s John Brownlee, Gini Rounsaville and Michael Williams represented the landlords, Monarch Alternative Capital and Tourmaline Capital Partners. Anderson will move into its new space at Apex at Legacy in Q4.

Lotte Global Logistics signed a long-term lease on a more than 227K SF building at 221 N. Western Blvd. in I-35 Convergence Park in Denton. Realty Bank Group’s Joe Yoon represented the tenant, while Colliers’ Chris Teesdale, Tom Pearson and Ben Wallace represented landlord Hunt Southwest Real Estate Development.
CONSTRUCTION AND DEVELOPMENT
Compass Surgical Partners, Orthopaedic Institute of North Texas and Lam Vascular & Associates announced a strategic partnership to develop and operate an ambulatory surgery center in Frisco. The Frisco Station Surgery Center will open as a 12K SF facility with four operating rooms in late 2026. The center will have the capacity to expand to a 16K SF facility with six operating rooms.

Aircraft Spruce & Specialty Co. celebrated the grand opening of its new 38K SF distribution center inside the AllianceTexas master-planned development in Fort Worth. Hillwood Construction Services was the general contractor on the distribution center, which was completed in late 2024. The distribution center replaces a 10K facility in Fort Worth where the company had operated since 2014.
FINANCING
Trademark Property Co. closed on the property and financing for Westbend Residences in Fort Worth’s University District. The 321-unit multifamily development with more than 4,000 SF of retail space is slated to open in Q3 of 2026, with construction beginning in Q2 of this year.
Located on 3.5 acres along the Trinity River at 1701 S. University Drive, it will replace an aging extended-stay hotel. The seven-story development will feature two elevated resort-style pools, a fitness center, a dog spa and a two-story parking garage.
