This Week's Dallas-Fort Worth Deal Sheet: Gensler Completes Redesign Of Gild Office Complex In North Dallas
Architecture, design and planning firm Gensler and general contractor Brasfield & Gorrie have completed their redesign of the 900K SF office complex The Gild.
The redesign of the 1970s-era building brings in efficiency and amenity improvements for the two-tower complex along Central Expressway in North Dallas and is part of an effort by Fenway Capital Advisors to attract new tenants.
“We know that workplaces must be destinations, not obligations,” Gensler Dallas Managing Director Steven Upchurch said in a statement. “They must have ‘experience multipliers,’ where people can have unique encounters not available anywhere else. We believe The Gild provides these experiences and creates environments that foster meaningful connections.”
The new design features reimagined lobbies and lounges, as well as coffee bars and grab-and-go dining options for the north and south towers. The two-story concourse Lofts also has redesigned interiors with new amenities.

Barnes & Thornburg added Jason B. Myers as a partner in its real estate department at the firm’s Dallas office. Myers previously worked for Barnes & Thornburg from 2019 to 2021. He has been in the industry for 30 years.

Dallas-based architecture and design firm Corgan appointed Bob Rayes as its chief operating officer and principal. Rayes will lead business planning and governance, manage expense and capital budgets, and oversee operational efficiencies, innovation and advancement. He will also continue to be in charge of all aspects of technology for the company. Rayes previously spent nine years as Corgan’s chief information officer.

Blue Mound Business Park LLC acquired a nearly 34K SF, three-building industrial complex at 7676 E. FM 917 in Alvarado. Bradford Commercial Real Estate Services’ Shane Benner represented the buyer, while LanCarte Commercial's Jake Petrie represented seller 7710 FM Rd 917 LLC.

BAFA LLC sold a 19K SF warehouse at 377 Savage Lane in Aledo to 4T4 Pack LLC. Bradford Commercial Real Estate Services’ Shane Benner represented the buyer, while Marcus & Millichap’s Cole Collins represented BAFA LLC.
CONSTRUCTION AND DEVELOPMENT
Peachtree Group broke ground on a 19-story hotel in Uptown Dallas. The development will be dual-branded by AC Hotel and Moxy Hotel, both under the Marriott International umbrella, and feature 264 rooms in the McKinney Avenue corridor when it opens in summer 2026. AC Hotel will account for 110 of the rooms, while Moxy Hotel will be responsible for the other 154. Amenities will include the Moxy Bar and Restaurant at street level, a bar and lounge on the eighth floor and an elevated amenity deck with an outdoor terrace.
FINANCING
JLL Capital Markets secured financing for the nearly 2M SF DFW Commerce Center Phase 2 and 3 Class-A industrial park at Dallas-Fort Worth International Airport.
The three-building park is part of the second and third phases of the DFW Commerce Center at 2501, 2701 and 2801 S. Airfield Drive in Irving. JLL secured a floating-rate loan from an Ares Management Real Estate fund for the joint venture between Goldman Sachs Alternatives and CLX Ventures.
JLL’s Campbell Roche, Lauren Dow, Kristi Leonard, Ryan Pollack and Campbell Swango worked on the deal, while JLL’s Kurt Griffin and Nathan Orbin oversaw leasing for the industrial park.

Craig International founder and CEO David Craig and Mike Rader, president of Prime Rail Interest LLC and Prime 45 Development LLC, have been chosen for induction into the 2025 North Texas Commercial Real Estate Hall of Fame.
Dallas Economic Development Corp. CEO Linda McMahon will also receive the 2025 Industry Service Award during the April 30 ceremony at the Arts District Mansion in Dallas.
Craig founded Craig International more than 45 years ago in McKinney, and the company has worked on more than 15,000 acres in Collin and Grayson counties, including master-planned community Craig Ranch. Rader has been in the industry since 1984 and has worked on 8,000 acres in Dallas County Inland Port that brought multibillion-dollar investments to Dallas, Dallas County, Wilmer, Hutchins and other communities.
McMahon, formerly CEO of The Real Estate Council, is being recognized for her contributions to the commercial real estate industry.

Fort Worth-based KPS Global LLC was acquired by investment firm the Viessmann Generations Group. The acquisition of KPS Global, which manufactures custom enclosures for controlled environments, will contribute to Viessmann’s expansion into the North American living spaces market.

Chicago-based Banner Real Estate Group has formed Banner Industrial Properties, a platform for industrial real estate investments that will be focused on DFW and markets throughout the western U.S. Banner Industrial Properties will be led by the company’s Mark Bowen, Dan Morrison and Scott Blanding.
