This Week's Dallas-Fort Worth Deal Sheet: Mintwood Real Estate Finishes Mixed-Income Multifamily In Oak Cliff
Woman-owned firm Mintwood Real Estate has completed construction of the mixed-income apartment community Oakhouse in Dallas’ Oak Cliff neighborhood.
The 219-unit development at 900 E. Colorado Blvd. features the sixth-floor sky lounge on the top of the building, a pet park, a fitness center with a playroom, and an indoor lounge with a coffee bar.
“When we designed Oakhouse, we prioritized creating an atmosphere of sophisticated design that felt approachable for everyone,” Mintwood founder and principal Katy Slade said in a statement. “We added details that impact day-to-day life, such as keyless entry, backlit mirrors, and abundant car charging stations, but also on offering a variety of places to gather outside of the home.”
Oakhouse is the first project completed as part of the Dallas Public Facility Corp., and a portion of the development’s units will be reserved as essential housing for community members.
WDG Architecture served as the project’s architect, while Swoon, the Studio was the interior design firm. Gables Residential handles leasing of the facility.

Iced tea company HTeaO named Shane Clark its chief development officer and Michael Stoddard its vice president of information technology. Clark has more than 25 years of experience in commercial real estate and construction. He was previously with Quality Brand Group LLC. Stoddard will oversee the company’s technology strategy, while Clark will be focused on site selection and construction management as the company looks to expand.

Ascent Land Ventures LLC purchased more than 17 acres along County Road 422 in Anna for future development. Younger Partners’ Michael Ytem and Tyler Hemenway brokered the sale on behalf of the seller, the heirs of the Copeland/Cottrell/Adams family. DMRE’s Brendon Kendall and Tom Dosch represented the buyer, which is a subsidiary of Dosch Marshall Real Estate.

Younger Partners represented a Dallas company that acquired 125 acres in Ennis to expand its Metroplex operations. Younger Partners’ John St. Clair represented the buyer, whose name was undisclosed, as was the seller and sale price for the acreage at U.S. 287 and Oak Grove Road.

A joint venture between Mitch Miller and Steve Cramer of BC2 Capital and Austin Reynolds of Reserve Street Property Co. acquired more than 4 acres at 1900 Hurd Drive for a planned industrial facility. The 58K SF facility will feature 28-foot clear heights and more than an acre of laydown yard. Transwestern Real Estate Services’ Riley Maxwell and John Brewer represented the buyer, while JLL represented seller Hollman Inc.
Construction began in October with Bratjen Construction as general contractor and GSR Andrade as architect.

The 264-unit Coronado Apartment Homes development in the Lakewood area of Dallas has been acquired by Archway Equities. The 40-year-old development at 7414 E. Grand Ave. features amenities such as a resort-style pool, a fitness center and a clubhouse. A multimillion-dollar capital improvement plan from Archway will focus on the building’s exterior and its amenities. JLL’s Rob Key, David Austin and William Jennings marketed the property for the seller, while JLL’s Andy Scott and Michael Cosby arranged agency financing for the deal.

Marcus & Millichap announced the sale of an 80K SF-plus self-storage facility in Allen last week. The 5-year-old Extra Space Storage facility at 820 S. Greenville Ave. features three stories and 769 climate-controlled units. Marcus & Millichap’s Jon Danklefs represented the buyer.

CONSTRUCTION AND DEVELOPMENT
KDC and Oncor Electric Delivery Co. celebrated finishing a 422K SF distribution center at Midlothian’s Railport Business Park last week with a ribbon-cutting ceremony. The building offers 36-foot clear heights with a cross-dock configuration on more than 60 acres. F.A. Peinado was the project’s general contractor, while Alliance Architects served as the architect.

Adolfson & Peterson Construction has finished construction on Transwestern’s Mid Cities Logistics building in southeast Fort Worth. It is part of the 65-acre logistics hub that will feature five buildings of more than 908K SF. Richardson-based Alliance Architects designed the project.

Crystal Window & Door Systems plans to build a 600K SF production facility in Mansfield. Officials with Crystal and the city of Mansfield celebrated the project’s groundbreaking last week. It is expected to bring more than 500 jobs once it is completed, and the first phase of construction is expected to begin next year.
