Hillwood Builds Largest Spec AllianceTexas Development In 30 Years

Hillwood announces plans for largest speculative industrial development inside AllianceTexas.

Developer Hillwood announced plans to construct the largest speculative development project ever built inside AllianceTexas.

AllianceTexas is the brainchild of Hillwood, which started developing the 27,000-acre industrial-focused master-planned community in the late 1980s under the vision of Ross Perot and Ross Perot Jr.

In just the past 18 months, Hillwood has leased more than 8M SF of industrial space inside AllianceTexas.

To meet DFW's growing demand for e-commerce and logistics space, Hillwood announced plans this week to build a new 1.2M SF logistics hub, known as Alliance Center East 1. The spec project, which borders the popular trade route Interstate 35 West in Fort Worth, is scheduled to break ground in July.

The logistics hub is expected to come with 40-foot clear heights, 620-foot building depth, 60-foot loading bays, two 190-front truck courts and enough land to keep growing.

Hillwood plans to pre-build tenant improvements such as LED warehouse lighting and power and dock door packages to help tenants move in right away when the building is finished in 2022. 

"We have seen an unprecedented acceleration in broad demand from customers that are retooling their global logistics networks, including e-commerce operations with next-day and same-day delivery requirements," Hillwood Senior Vice President Reid Goetz said in a statement.

"Alliance Center East 1 is offered with the most modern and innovative building design in order to meet those requirements, along with a location directly on one of the most critical interstate freight corridors in the country."
