First Look: KDC's Deep Ellum JV
Looking for the next big development opportunity, KDC is already working on marquee projects. But, now the iconic developer is working on an infill TOD in Deep Ellum. It’s among the reasons we’re excited that KDC SVP Bill Guthrey will speak at Bisnow’s DFW Construction and Development event on Oct. 27 (7:30am start) at the Westin Galleria Dallas.
KDC is known for its massive projects like State Farm and Raytheon in the CityLine project in Richardson, as well as the North American HQ for Toyota and regional operations for FedEx and Liberty Mutual. Bill tells us he’s always looking for the next corridor of development opportunities. Right now, many signs point to urban infill, he says. KDC is partnering with Westdale Properties to develop The Epic mixed-use project in Deep Ellum. Pictured: Bill (left) chatting after a Bisnow event last year.
The Epic (rendered here) TOD is right on the DART line and will include residential, office and a hotel. The Epic will have 250k SF of office and a hotel in a historic 100-year-old brick four-story building. The office will be right on Good Lattimer and Elm Street. Bill says more details are forthcoming, but he can’t release too much info just yet.
In August, Westdale and StreetLights Residential announced their 337-unit multifamily project at Hall and Main. The 17-story project, named The Case Building, will be the first high-rise multifamily development in Deep Ellum (rendered here.) StreetLights intends to maintain the integrity of Deep Ellum’s culture in the building’s design. The units will mirror the industrial feel of the area with 10-foot concrete ceilings, exposed brick walls and open metal shelving in the kitchens. StreetLights is developing the project, and StreetLights Residential Texas Construction is the GC. Project lease-up is expected to begin in early 2017 with the first units expected to deliver in spring 2017.
