Why North Fort Worth Might Soon Compete With Alliance

Tanger Outlets and a Buc-ee’s gas station aren’t the only developments headed to the southwest corner of SH-114 and I-35W in Fort Worth. Fine Line Development is selling four tracts of land ranging from six to 67 acres in the Champions Circle master planned development that could house 111 acres of mixed-use. Avison Young's Mike Kennedy and Dale Ray are representing Fine Line.

The residential growth around Haslet, Westlake, Northlake and the surrounding areas has created a need for more commercial development along I-35W. The tracts are adjacent to a Marriott Hotel, the Champions Circle Golf Course and Tanger Outlets. Demographics are changing for this area that has historically been overlooked, Avison Young senior vice president Mike Kennedy said. 

“We’re fielding inquiries for corporate relocations and also talking to entertainment and mixed-use that could include theater, health, dining, a neighborhood grocer and more in a walkable environment,” Kennedy said.

1M SF of office could easily fit on the site zoned for heavy industrial, as well as structured parking. Fiber and 20 MW of power capabilities could allow for a data center.
