Former Park Creek Place Irons Out Future As Hall Street At The Centrum
The 13-story, 112K SF office tower at 3625 North Hall St. in Turtle Creek will become a creative office and be rebranded as Hall Street at The Centrum. New owner Quadrant Investment Properties will renovate parts of the interior and exterior of the former Park Creek by August 2017.
Hall Street is 90% occupied and is the headquarters for marketing agency Moroch Partners.
“The base building architecture is ideal for Quadrant’s brand of open, collaborative tenant,” Quadrant founder Chad Cook said.
Cook said the lobby has been underutilized, and Quadrant plans to turn it into public space with art on loan from Howard Rachofsky.
The pull-in driveway will be renovated into a garden plaza. Hall Street will be renovated simultaneously with Method Coffee. Elevator lobbies, corridors and restrooms will also be renovated. Currently vacant offices will be converted into speculative suites.
CBRE’s Jackie Marshall and Ben Davis in Dallas are the exclusive leasing advisers for Hall Street at The Centrum.
Quadrant acquired The Centrum at 3102 Oak Lawn Ave. in 2014. It has since spent $25M in renovations to turn the 1980s landmark into a co-working space.
