Three Reasons Dallas Ranks High for Tenants

Dallas treats tenants right and DTZ has the research to back it up, says DTZ global head of research Hans Vrensen. From his London office, Hans admits he was a little surprised to see that Dallas ranks among the top cities globally (fourth) for tenants, but Big D has the space, the talent, the access and the ability to turn a profit for tenants. Skeptics, take heed. 

1. Space & Talent

If there is one thing that Dallas has over other major metropolitan cities, it’s an abundance of space. Hans says global and national occupiers need access to real estate and staffing, both of which Dallas has aplenty. In the city rankings, Dallas finished only behind LA because of LA’s higher vacancy rate, which gives it an edge for occupiers, Hans says.

2. Profitability

Another area where Dallas ranks incredibly well (sixth) is the cost per work station, Hans says, because of the low cost of space. That may drop to seventh by 2017, but the only other markets in better positions than Dallas are the Asian markets

3. Economic Diversity

Dallas has the edge with the diversity of its local economy (ranking second globally and keeping that ranking projected into 2017). No single industry is really dominant in the Dallas market, Hans says. That nicely diversified market is beneficial for multinational companies active across different industries. All these factors play a role in the decision-making for global companies looking to expand into new markets, he says. The next generation of expanding global companies coming may already be in New York and London and when they’re looking at North America, they should consider Dallas, along with cities like LA and Atlanta, Hans says. We concur.
