90% Leased In 1 Week, WorkSuites Expands Uptown Location
Strong demand prompted flexible office space provider WorkSuites to open a second floor for leasing at its new Cole Avenue location this month.
The company’s new site at 2626 Cole in Dallas opened June 1 with only the building’s third floor in play.
Within days of the opening, the third floor reached 90% occupancy, prompting WorkSuites to add the building’s fourth floor to its offerings.
The fourth floor is expected to open in September.
WorkSuites CEO Flip Howard attributes the strong appeal of flexible office space and the attractiveness of the Uptown area as the drivers of demand.
"I would say right now shared workspace is just really hot," Howard said. "Most people opening them are filling them more quickly than they used to. But there are certain markets like Legacy and Uptown where it’s even faster than that because everybody wants to be there."
Howard describes the Uptown location as a mix of the old and the new. The location offers users privacy in the form of more offset and secluded workspaces, while also offering a more contemporary coworking type of feel with amenities.
“I think we are the only one in Uptown that is more private-office focused, but yet contemporary and new … there is not anything like it uptown,” Howard said.
2626 is WorkSuites’ 15th location in DFW, with plans to open another four to five in the coming year.
ESRP’s John Pelletier and Greg Burns represented WorkSuites during lease negotiations, while JLL’s Annie Sheehy represented 2626 Cole.
