Behind the Deal: Concorde's Grand Prairie Hub
Concorde Career Institute almost doubled in size for its new 50k SF build-to-suit in Grand Prairie. Finding the space to train those neurodiagnostic and surgical techs posed many challenges (and watching Grey's Anatomy surprisingly offered no solutions).
Concorde selected PMRG to develop the 50k SF building with a 10/1,000 parking ratio (more than 500 spaces) to meet the need for 600 students and 150 staffers, says PMRG managing director Glen Perkins. The challenge: finding a large enough parcel of land to accommodate the parking. PMRG had to stop the traditional search and found a great site that was zoned multifamily (going to class may feel like you live there). That meant jumping through some additional hoops with the City of Grand Prairie.
The healthcare training facility (designed by McCalla Rios Architecture), on seven acres near Great Southwest Parkway and Hwy 360 along I-20 in Grand Prairie, is owned by PMRG with a 15-year initial lease with options to renew. With a BTS, Glen says, Concorde could create an ideal learning environment. The company invested $1M of its own equity into the interior improvements, he tells us. The new facility is PMRG’s fourth project with Concorde. When he’s not working, Glen likes hunting and fishing with his kids. Fave places to hunt: Argentina and South Texas.
