We spoke with East West principal Mark Smith after he finished this talk at the ULI Fall Conference last week. His firm is eying a 225k SF office project on 16th Street. The company will start preleasing it next year and begin construction soon. That’s despite One Union Station and a number of other potential office projects around the redevelopment, including Hines Interests’ planned 300k SF office building. “We want to get ahead of the market,” Mark says.

During the ULI panel at the Colorado Convention Center, REGen principal Ferdinand Belz said “there are a lot of demand generators” around the Union Station project, feeding the development frenzy. Once completed, the project will have a direct economic impact of $207M annually with 350 new jobs, Ferdinand says. For now, Mark tells us everyone is focused on the retail leasing (handled by Continuum). The tenant roster will be a mix of national and local tenants: “We think around the station there will be a lot of food and beverage.”
