SECOND SPEC FOR EAST WEST PARTNERS

We spoke with East West principal Mark Smith after he finished this talk at the ULI Fall Conference last week. His firm is eying a 225k SF office project on 16th Street. The company will start preleasing it next year and begin construction soon. That’s despite One Union Station and a number of other potential office projects around the redevelopment, including Hines Interests’ planned 300k SF office building. “We want to get ahead of the market,” Mark says. | |
During the ULI panel at the Colorado Convention Center, REGen principal Ferdinand Belz said “there are a lot of demand generators” around the Union Station project, feeding the development frenzy. Once completed, the project will have a direct economic impact of $207M annually with 350 new jobs, Ferdinand says. For now, Mark tells us everyone is focused on the retail leasing (handled by Continuum). The tenant roster will be a mix of national and local tenants: “We think around the station there will be a lot of food and beverage.” | |
